Have you ever heard the phrase, Buyers buy with Emotions? It works with clothing, shoes, furniture and yes, real estate too. The more I researched about Consumers Buying styles, the more I realize that there is such a huge industry for this: Lifestyle Marketing. Many large research and consumer profiling companies have large data for why consumers do what they do. It is a very interesting eye-opening experience for me.
Lifestyles are expressions of consumer's needs and wants through demographic patterns and purchasing behaviors.
Lifestyle Marketing is understanding what the consumers' needs and wants are by offering products and services to suit their lifestyles.

So, how does this relate to our industry? Lifestyle marketing connects us - the real estate industry providers to their clients based on invoking their emotions that they have to do something.
It starts with the senses. Sight. With the power of Internet, buyers often "visit" the house long before they step foot into the property. Hence, the importance of outstanding photography and virtual medias.
Words. This is where we can put our English lessons into good use. Remember, adjectives? Correctly describing the property is also key to bringing more buyers in. A 4 bedroom, 2 bath, 2 car garage house does not necessarily say anything much about the house except its "features". Quiet neighborhood, treed-lined street, heavily-treed creek lot appropriately describeds what a buyer could expect. Sight again. Curb appeal. Nothing like some annual colors in the flowerbed welcomes your buyer better. While I have showed a fully-landscaped backyard to a buyer and he feels that there is too much work in maintaining that garden, other buyers may like the Italian-style secret garden. Again, it appeals to a buyer's emotion. Smell. Have you ever walk into a house that just re-heated their spicy food? Wow, that is empowering. Not in a very good way. How about incense? I cannot tell you how much that bothers alot of buyers than to attract them. Again, lifestyle marketing.
Sell the house to your largest audience. De-plain the house. Understand what your buyers will be looking for. Some houses will normally attract first-time homebuyers. So, remove grandma's couch and the oldstyle wallpaper. Understand your end when you start at the beginning. That is most of the time the correct way to win when listing a house.
