Chris Ann - It is so wonderful to hear about a traditional listing (not bank owned or short-sale) selling at full price in such a reasonable amount of time.  It appears from the photo to be a wonderful property, and I'm certain that helped a great deal!  That and having a great real estate agent:-)

Sharon:  Thankfully this one was NOT a short sale.  Every once in a while I get a break.

Myrl:  Great family that bought it too.  They have a very shy two year old who is about to move into the home he'll grow up in. 

Sharon R:  I'm seeing more and more regular sales.  I have wo buyers this month that will settle with REAL sellers.

Sheldon:  A real estate first.  Never had two clossings on the same day before.  Problem is, I'm so busy that all these "firsts" are practically going unnoticed.

Lots of windows, great dormers -- this is a stunning home. I'm always astonished at how long some of the regular sales seem to take to sell. It took me 2 months to sell a Land Park listing, which finally closed on Friday. If it had a short sale status plastered over the listing, it would have been gone in 2 days.

Elizabeth:  I was a little stunned it wasn't under contract in a week!  Of course, we did have three offers that were all good, but regular sellers....well....you know.  An argument over a settlement date seems completely worth it until the deal falls apart.....and so on.
