If you leave a comment, Russel will visit your blog and comment.If one were to talk to just about any home inspector about the quality of the Seller's disclosures, you'd probably get something like, "What disclosures?"

It's very rare for a Seller's Transfer Disclosure Form (TDS) here in Southern California to have any useful information.

When the TDS does have useful information on it, I want to find the Sellers, congratulate them, and take them out to celebrate the sale of their home, hoping of course, that it's a desired sale and not a forced sale.

When the Seller goes above and beyond, well, Sellers never go above and beyond. Ah, not so fast, grasshopper. As my wise old grandmother said, "Never say never."

Our property disclosures are 5 pages long. They provide a LOT of information, AND I go over the whole report as the seller fills it out.

Hey, Dinah - This picture will have to go into my file to show how helpful people can be when they want to be.

Hey, Stephanie - Many Sellers get a bad reputation very quickly, but this one got a good reputation very quickly. When I showed it to my Clients, they said they already knew he was a great guy from negotiations.

Hey, Andrea - I'm thinking that you meant Sellers instead of Buyers. That's okay, though. We all know what you mean. And yes, it does make your heart swell.

Hey, Lisa - Ours are long, too, but invariably the Seller either checks the "I Don't Know" box or the No box even if they do know or the answer is yes. You can always tell when condo owners don't read the questions because they always answer "no" to the question "Are any areas, fences, walls, etc., common property?"

Hey, Janna - Yeah, but you're out in the boondocks. People in the boondocks do things differently than do people in the city.

Hey, Marilyn - No, it won't. In this case, the valves are also decades old and needed to be replaced, which is what occurred.

While the efforts of the Seller should be appreciated, I don't think that plumbing repair will hold for any length of time.
