We all know clients cannot stage their own home  effectively, but for those that insist on doing it themselves, create a do-it-yourself written report for them as a service. You never know how it will turn out but if you are descriptive enough and they are eager to get results, wonderful things can happen!

This client whose home is shown below is a family member of a previous client. Once her house sold she brought some of the inventory over and helped her family member out. They used my written report as a guide and this is what they accomplished! My inventory needed to be picked up since the new owners were moving into my previous clients home. Her relative told me to feel free to snap photos of what they accomplished-so I did! :-)


Before: Dining Room that lacked color, warmth and was not appealing. Cluttered with too much furniture.

After: Color was infused into this space as was a sense of warmth and elegance. Curtains were added as were slipcovers and a mirror was added to create a larger room feel and additional light. The ugly vertical blinds were replaced with elegant plum curtains. Art was added, as were place settings and some spring tulips and the twist of the table was the final touch.

 Before: Master Bedroom had rich pieces that were so large they took over the Room!




After: Art and lamps were added to scale. New bedding accessories and the removal of a large dresser helped create the look. In addition a reading nook was added for coziness.



Before: Master Bathroom looked bare, boring and sterile


After: The bathroom gets a punch of color and some new mirrors along with art to create glamour

Before: Kitchen Eat-in area is dark, dismal and it lacks any real feeling of family and an inviting nature

After: Color is added, a lighter and more appropriate table and chairs are added to show off the space and a table setting is created!


Before: Living Room didn't have a real focal point, it was cluttered and dark




 After: The right amounts of color were introduced, the fireplace became the focal point and other sitting areas were created, the toys were put away and art was added.




Before: Hot Tub Area has far too many colors and various art pieces and furniture cluttering this great space.


After: This relaxing area gets a lift with a lighter neutral color, some flowers, appropriate backyard patio furniture and some refreshing wall art.


Before: Pool area is dark and dreary, over-run with overgrown plants and the pool itself is far from sparkling.

After: The pool gets a good cleaning and a relaxing sitting area is created, flowers are added and now this swimming area screams inviting.

Before: Guest Bedroom is uninviting and incomplete, it serves as a makeshift office and needs some accessories to soften the space.


After: The bed is dressed, art added, curtains replace old vertical blinds and the office desk is removed with a table showcasing beautiful items and a mirror to add more light!


Before: Laundry Room is covered in dark wallpaper and cleaning items clutter the shelves


After: The wallpaper is removed, painted a neutral color and the shelves are organized and neat!

Great example of a wonderful before and after! Staging does make a huge effect and you've proven that. I'd say this home's value definitely leapt up more than a few thousand dollars. Thank you for sharing this.

Thanks to everyone for their positive comments.

I just realized that some great living room photos never made it to the blog...they are now added. That was one of the biggest transformational rooms with many things including lighter paint color.

ALI PAYNE-Yes you are right about the site name and company name, it has just been changed and my web designer is working on the site this Monday but wants it to remain active this weekend to accept leads. :-) Restoring Order reflected my old company as I was a Professional Organizer. I didn't change it right away but it is time now that someone has trademarked the name. I didn't want to shut everything down just to make a transition in company names.

They did an excellent job!  Your report must have been well written.  I loved the master bedroom and bath.  Its good to see that written reports can be just as effective, if followed, in preparing a home for sale.  Did it sale yet?  Let us know the outcome.

They did a great job - did you charge more for the report, since you gave so many detailed instructions? I guess you didn't make money on the second home since they used the report their family member gave them?

To answer your questions


Sandra- I actually went in on a paid consultation and the home owner was apprehensive on staging so I wrote down room by room what I would change. Her and her family member told me they would definately have me in to do the work. Well, after they talked about cost, the relative (my previous client) decided to use both the written report and her home that I staged as the example to stage this house.

She corresponded with me through e-mail and showed me update pics along the way and asked for advice. I had to put an end to that as it wasn't making me money, was taking up my time and they hadn't followed through on their promise to bring me in. Bottom line is they got a written report for free. I have now changed my business structure in this area to avoid this again. The previous client paid for the consultation and full staging, the report was less detailed with her because she hired me on the spot for the staging. Having me take the pics was some sort of compensation for not bringing me in I think. LOL

Joyce-Although this home listed nearly 6 months ago, it was just recently staged by them. It is right next to a loud, busy major highway and they did not listen to one thing I insisted upon which was taking all the Lion King murals out of each room by painting over them. The husband is an artist and refused. There are a lot of Professionals without kids in that area so it may sit longer than a usual staging.

Ginger & Roger-The home owner and their relative spent a lot of money and time on this home. They had to put up a new fence in their large backyard (which isn't shown in the pics) and they paid for painting in 4 rooms to be done as well as new electrical in some rooms and other small jobs like replacing a sliding glass door that their contractor friend completed. The pricing they shared with me was around $2000 including all the new flowers and plants and all the items in the home. The kitchen table was free as it was at someone's curb. In addition the work by the contractor was about $1500. The house really needed some repair work though to sell. $3500 Total

Thanks Anthea, Kathy, and Shell! At first I was a bit upset that I didn't get to stage the home myself but now as a result I've been able to use some of their photos in a PDF that I've created that show my written reports and the type of transformations that can occur.
