Do you prefer to do it once? Or is twice better for you? 

Opinions vary on this, and whether it's once or twice depends on a number of factors. 

Some folks, myself included, prefer to do a one step listing presentation - meeting the sellers and viewing the property, discussing market conditions and pricing, and everything else in one visit. 

Do you prefer a one step or two step listing presentation?Others prefer to visit and inspect the home and meet the sellers on the first go round, then make a second appointment to discuss the market and pricing, the marketing plan, and obtain the listing. 

Obviously one can use either method when the circumstances warrant - a home in an area you don't know, a high-end property, or homes that are hard to find comparables for may be better suited to a two step, even though you may be a one step kind of person. The sellers' availability, say someone from out of town, may also influence - there may only be time for one visit. And with some out-of-area sellers perhaps the listing presentation is only via email and phone - you never even meet them F2F. 

Or if the seller has made it clear they are having YOU, and only YOU, in to discuss listing because they want you to be the one.

I almost always use a one step, although I suppose it is somewhat modified - after gathering good deal of data from the sellers over the phone and via email, I always drive by the home to take photos (which I use in my pre-listing kit and in my presentation/discussion - more on that in another post) and see the area. My pre-listing kit is, in a sense, an initial visit with the sellers - they get to know me, how I work, have many of their questions answered, and so much more. 

I suspect many of you will have varying opinions on the pros and cons of one versus two step listing presentations, as well as suggestions for how best to make use of each method. So let's hear what you have to say.

I always do it in one step.  I've found that this is the best use of my time, and I'm able to keep a good closing ratio without a second meeting.

I use both.  Depending on the prospect's desires, the amount of competition, the complexity of the circumstances and whether I feel it warrants a second visit, I will make my decision accordingly.  I believe it is always best to close on the first presentation, as you will walk away with the listing in hand, and that really is what you want isn't it?

I've gone in thinking I would do a 2 step and walked away with the listing (yeah!), and likewise I have been prepared to close with a 1 step and found I had to come back to finish the deal.  Either way works.

Once here as well, typically anyway. The only problem with that it that we really don't get to see inside the home before we go into the presentation and will have to go by what the seller says they have done to the house, what upgrades it may have (or not) and occasionally we walk into something totally different. ~Rita

it really depends on the home and the client's time. If it's a large, unique home that needs to be seen before doing comps then 1st time thru is a tour and discussion of general comps. If it's a small, cookie cutter home, then 1-step can do it. Taking interior photos is always done at a second visit because I take 100-200 photos (depending on size) and prefer to do that during the day.

Thanks for all the comments. Seems like there is a preference for a one step but the two may be necessary, and preferred, in some situations. I think the key is getting as much information from the sellers upfront so there are no surprises when you walk in with your competition and comparables.

Always a one stop listing is my goal. The sellers have to have a yes to my three questions. The paper work is approved, measurements and photos taken and then my work begins.

Preparation prior to the F2F is key.
