Kitchen ClutterOne thing in previewing homes for sale for buyers or in listening to sellers who want to skip the step of decluttering or staging a home properly for sale that many don't understand is

Seeing Past The Mess Just Doesn't Happen.

It all has to do with your COMPETITION. A move in ready home priced equally or higher, that is neat as a pin, staged properly, no socks on the floor or charcoal bags or frogs floating in the algae laced pool, just comes across as that is the home they want. Not yours with the dirty plates all over the sink area.

Why people don't see this as common sense I don't know?

There is this thought that people know you will clean up before you move out and they can continue to be there messy selves until the place is sold. Somehow they need the disconnect that their lived in home is now a "product" and not just where they are living now. PLUS, that competition factor with other better staged and cleaned up homes.

Elevated CatsAnd BTW, you may as well go take the for sale sign out of the front lawn if any "smells" are associated with your house like pet odor, or smells from smoking.

People do the biggest U-turn on houses with smells.

All common sense thoughts, but somehow the basics and the simplicity of it all escapes many.

Just a reminder to put your best face forward always otherwise why bother. You certainly don't need a Realtor or Stager in these instances.

It just looks like they don't really want to sell the place, Gary.  Would they want to buy a house that looked like that?  If they were buying a new car, would they want the dirty car with all the trash in it or the one that has been freshly washed, vacuumed out and smells like jasmine?

While the cat pic is very cute . . . hahaha . . . YOU GOT THIS RIGHT big time!

I can't even wrap my mind around the dirty dishes thing . . . I don't even like them in MY sink and my house is not for sale!

You bet! And if they do make an offer, it will be a very unattractive offer to the seller.

Gary, when you walk into a house that looks messy and smells aweful...tells me that the sellers don't want to sell their home.  I went into a house and OMG..had to hold my nose...we, of course, turned right around and walked out.  Seriously...some people have NO common sense.

Gary, the pictures crack me up. I had to go let my neighbor's dog out the other day. First thing he says is the "house is a mess". My response to everyone that says that "as long as it's not on the market, I really don't care!" I just posted a messy picture myself.

Gary, great post.  I recently went into a home just like that one.  This one was knee high with clutter,  I could knot even see the flooring.  I just stood there amazed.

Oh Gary, I love it when your inner stager comes out!  Seeing a mess just gives buyers the impression that you don't care and don't take good care of anything in the house.  It sends the wrong message.

I have certainly shown my share of these kind of homes. It makes it so easy for my listings to sell!! My sellers get it as my listings are known to be picture perfect in the community I work in. Reputation for well staged properties comes over time but the results speak for themselves. Thanks for the post.

Oh the smells:  My fabourites: cat urine, cat litter boxes, curry, cauliflower, fish smells (from the kitchen), body odor smells in the bedroom. (sorry folks, but I'm sure you've been there)

Then there are the grungy showers, filthy appliances, grease and smoke on the ceilings. O.K. Gary, I will stop now.  Have to go and check my bathtub ring.

I guess having a compulsive obsessive personality just wouldnt let me do that... You are right. It's telling clients that give me the difficulty. It's also depends on one person's definition of "decluttering" and "clean".... All in the eye of the beholder.

LOL Gary, what did you do to those kitties? Lately I have had the pleasure of showing clean homes. I did show a home today that smelled very musty/moldy. It was vacant. Clean as a whistle though.

Smells just don't cut it.

Hi Gary,  I just don't think people  realize a cluttered messy house will not sale, they just must not have a clue how

people ( who clean their house ) live.  I am embarrassed for them but sometimes it goes right over their head.

I just flat out explain to them.... to get the house sold this is what needs to be done because this is what buyers looks for and this is what the buyer expects to see when they  come into your home. It will have an impact if someone decides to put an offer in and it will have a big impact on the price.There is a special way a house needs presented to sell quickly and bring the highest price possible.

I write a list for them and tell them before the first showing the list needs done. They trust us and I think we need to be honest with them..

Yikes Gary, look at that kitchen! Sellers need to learn to see their home from the Buyers' point of view...then I think it would be a lot easier to convince them they need to clean up and de-clutter.

Buyers start with a list of homes they want to see and are just looking for things and reasons to delete listings until they are left with the best one. Very few people can look beyond the mess, the smell, the damage etc...
