Maximizing the appearance of your home can increase your position for a quick sale

Here are some pointers that can be used to put your home in the best position to sell.

Curb appeal will either entice people or run them off before even seeing the inside of the home. Make sure the lawn is well manicured, touch up any areas that may need painting, weed all the flower gardens, wash down the exterior if needed, clean the gutters, and blow or sweep off the drive and sidewalks.

The interior is the next item on the agenda. Stage the house to flow. Look to maximize space in every room by storing away any furniture that may not be needed but is taking valuable floor space. Clutter is a turn off. Box up any what nots or items just lying around, dust the home thoroughly, clean the ceiling fans, replace the filters in your cooling system, organize cabinets, stage the closets for maximum space, and shampoo the carpets. The plumbing needs to be in great order, the showers cleaned of lime buildup, and place scents to freshen up the home in strategic places.

When the showing occurs you should turn on the lights and play a soft quiet backgound music. Open the drapes in the day time to bring in as much light as possible.

And last but not least, please vacate the property when it is being shown by an agent. This will let the prospective buyers talk freely about their likes and dislikes. The reason this is good is that the more they can openly talk the more likely they are to make a decision while in the home.
