Great post Sharon!...I feel that less is better when you are listing your home. Many times when I recommend packing away some of your personal items so folks can imagine their things in the house, my sellers tell me they like the looks of their home much better after they pack things away!

People often say, I didn't realize how cluttered my house was!...

Jenny:  Yes, she is my daughter, but this was quite a few years ago.  Tickle Me Elmo was the golden ticket and we were very lucky to get one.  She was very surprised. 

Judi:  I've had the same reaction...surprised how much better the place looks.  I've also had the opposite reaction...they think it's too empty or too bare because they are used to so much stuff.

Pat:  For sellers, the key is preparing their home to appeal to those buyers looking for the perfect home.  Thanks!

Sharon - It is easy showing them the house they really want, if you listen to their requirements.

The hard part right now, is convincing buyers that if they don't do it (purchase) soon, it might be out of their reach in the very near future. This is a great time to negotiate a good price with a very favorable interest rate.

If you love it, and the numbers work, go for it! You may never see this opportunity again. Great prices and favorable interest rates are like shooting stars. If you are not paying attention they will vanish before your eyes.

Judy:  You are right, if they hesitate on a great house, someone else could grab it.  I learned a long time ago if I'm hesitating on a purchase...I ask myself how I would feel if I lost it.  If you came back tomorrow and it was gone, how would you feel?

I agree with you Judy! We have buyers here in the greater Phoenix area writing offers on their fourth and fifth house because our supply of "cheap houses" is just about gone...

Rita:  I was ready with the camera because I knew how much she wanted Elmo.  It was a fun gift, because it had been many years since I got to buy toys.  She had reached the boring "techno" age and when she requested a toy, I was thrilled!

We too have a tickle me elmo!  Your post is so true -- if I can't see past the owners stuff or decor, I can't imagine living there -- and certainly won't be excited about the potential the home holds!
