One of the questions I am asked most often is how do I talk to sellers.
They often find that they are not ready for the question or statement from a homeowner in distress and cannot answer.

Negotiating a short sale takes patience and communication.
Some people go straight to foreclosure with out communicating with anyone about what a short sale can do for them.
What they need to know is they are better off not letting your house go through the foreclosure process and leaving it to the bank to deal with.
When you do a short sale you are helping the bank. You are getting rid of a problem for them.

So many sellers simply want to ignore the problem. I never understood this, but do realize it is simply a numbers game. Good info.
