I have stated before the length of time it takes to buy a new home, or a resale home, I am not talking about a to be built home.... just the standard finding, previewing, really looking, writing contract, getting loan, inspections, appraisals, surveys, etc etc etc done and sitting at the closing table and getting the new keys.
Here's the skinny on the $8,000 Tax Credit time line, (check the IRS Page for eligibility)
10-30 days to find hom + 3-5 days to execute contract + 30-45 days for escrow (lender approval etc) now we are at the outside of a total of approximately 80 days.
Today is July 4th, we have about 123 days before November 4th.
Sure the tax credit expires November 30th, what if the bank is behind? what if, what if, what if... the tax credit expires and you end up closing December 1st? No tax credit! are you willing to take that chance? are you willing to lose $8,000? I sure wouldn't advise that. I definitely will not advise closing after November 15, because my friend I believe in better safe than sorry.
So, OK, you still have plenty of time you say, great, we have 50 houses in your favorite neighborhoods that you may wish to look at.. how long do you think it will take to make a choice? I would recommend you find your Realtor® of choice and get going. Now is a better time than later, you should never be rushed to make this type of decision.
