Here's a sample of REO landscaping complete with Canadian Thistle.  Canadian Thistle is a noxious weed as identified by the Nevada Department of Agriculture.  The can have an extensive "colony" underground and can be hard to eliminate as they keep growing back.  You have to hit them hard and often with herbicides like 2,4D and Roundup.  More fun for the ultimate recipient of the property.  This photo was taken for an investor that was considering bidding at the foreclosure sale.  They opted to pass on this one.

Most banks and asset management companies have a monthly budget for their REO listing agents to maintain their properties landscaping. Looks like this one could use a little cactus in fill to balance out the Canadian Thistle

James - I read your link and enjoyed some of the information.  I've tried to reach you via your name but it doesn't work. Thanks for stopping by.

Fred - It does beckon cactus for sure.  For some reason the banks have no interest in preserving landscaping in this area.  It is sad for it costs them dearly in the long run when the property actually sells.

Gary - I agree wholeheartedly.  Makes one wonder what the name "asset manager" really means ... managing the asset of the bank or their own assets in the form of profit.

Peter - It is work, indeed.  I have suggested to a landscaper friend that he put REO landscaping packages together and offer them to agents for their buyers.

Elizabeth - Round-Up works well, but if you have that problem again mix in some 2,4-D with it.  You will see immediate and long term results.  They can be stubborn.

I know some Joes - do you have a last name?  We are still small, but not as small as we used to be and some people slip in to town without us meeting them.

No, Steve, it didn't.  I was viewing the home for a bidder at the foreclosure sale.  He opted not to bid so all I got out of it was the pictures.
