Put the ad in the paper, sent out flyers to the area, put in our MLS open house section, put out signs, had a nice afternoon reading a book and catching up on calls.  Not one single body.  Any suggestions?

Instead of sending fllyers try hand delivering to the immediate area. At least you will meet more people. Might get a listing, might get a buyer out of it.

Suggest you don't have an Open House! They haven't been productive in our area for the last couple years.

No suggestions, except, keep your chin up. I've sat a few open houses that  no one showed up to see.  Then, in the next few weeks, I've sat open houses that I've  had six or more couples show up.  You can never predict when the hot times are going to be, but if you keep sitting open  houses, they are sure to come.

I stopped doing open houses.  i can spend two hours writing blog posts which brings me more business than two hours at an open house.  Why do agents do open houses?

Carry your computer to work on or watch a movie. I've never carried mine once where I had time to do anything productive. The clients seem to always show up on that day.

Check to see if the neighborhood has an email list-serve that you can post an invitation on.

Some people swear by open houses and others believe they're a waste of time.  One thing you do want to do is choose a home that has traffic.  If you are holding one of your own listings open and you know that it is not very active than bring things to do that'll be productive with your time.

Run a "search" for Open House posts to see what other members have suggested in the past.  There maybe something there that will be useful.
