Most of us know of the tried and true BIG 3 when it comes to selling a house, PRICE, LOCATION and CONDITION.  If your house is listed or you are considering selling, have your looked seriously at these crucial issues?

Knowing the correct listing price is critical.  A professional real estate agent is your best friend in determining a price that will make your home attractive to potential buyers and then actively marketing your property.  The location of your house helps determine the price, as does the condition of your home.  Though you cannot change the location, the price and the condition are under your control.  Helping you to know how to properly prepare your house, so that you can reap the largest return on your investment in the shortest period of time is the job of a Professional Real Estate Home Stager.

Great post, Ginger.  I love the photos you used to clearly define the areas addressed through staging.  It boggles the mind when sellers don't make the effort to make their property appealing enough to sell.

Wow, what a great set of examples of homes that need staging, and all the reasons why! We can talk about de-personalizing, de-cluttering, etc, all day long. But the way you've shown all of the examples really says it all.

Peg...sorry to say it wasn't difficult to come up with these types of photos AND those all come from homes that to-this-day have not sold.    Until our local Realtors get behind staging and learn how to help me promote the service it feels futile but I just keep plugging along.  Thanks for taking a look and commenting.

Right in line with my post you commented on!  Homeowners that "get it", understand that a little time, effort and well placed dollars can reap exceptional rewards.  The days on market, wondering why they haven't sold will be reduced to the minimum, and all of the anxious moments will be in the beginning, trying to get the work done, quickly, efficiently, cost-effectively...

Ginger, it is amazing that realtors do not think it is their professional responsibility to advise clients with properties like those in your photos that they should hire a professional to help them get the best from this, their single biggest investment...

Sometimes I just can't feel sorry for them, or their agents. Their competitiors are laughing all the way to the bank.

Donna and Patty... I totally agree and placed it here to get attention.  The entire pool area was a law-suit waiting to happen.  My suggestion was take it all out.  Thanks for taking a look and commenting.

Oh Joanne, that's my current soapbox and I finally said it in my newsletter thats going out this week to agents.  As the "experts" in their field they really shouldn't be a disservice to their clients, JMO.  Thanks for the words of support!

Karen, when I see homes listed by two of our largest listing agents I see this clutter problem in almost every one of their listings.  What are they thinking???  Perhaps they live that way..and thus think it's OK.  I don't care how they live, this is wrong!

Michelle...not appealing, hmmm.  Believe it or not the house with the pool was owned by an out-of-area real estate PROFESSIONAL...yikes.  Can't comment nicely on the competition, but thanks for sharing your disgust 'cuz I'm right there with you sister.

Sheila, it is amazing! How people live...well I will not judge BUT when you're having your home shown to anybody...where's the personal pride and why would they think potential buyers will "appreciate" it?  It's a shame because it will lose them money.   Thanks for your input.

Thanks for stopping by David.  No afters for any of these houses...the owners just wouldn't listen.  At least two are in foreclosure and there are issues (besides what you see in the photos) with all of the rest.

Small bites is all that I can handle since there are so many of these in our area.  Yesterday at the pre-caravan MLS meeting I literary screamed out...my mantra about dwelling and selling.  This time, (I've been saying it here for 4 years,) I got applause...but no business.  WHY OH WHY????

Cyn..would be glad to share those antibiotics with you.  As far as I'm concerned there is NO excuse for this type of thing, especially when the house was (is) owned by an agent.  The hazard that this pool area created was a case of pure neglect and if she gets sued she deserves it.  Thanks for coming back.
