In June of 2009 there were 16 homes that closed within the month for Ashland MA. This is an decrease of 2 units as there were 18 homes that closed in June of 2008.

The Average list price for the homes that closed in Ashland for June of 2008 was $497,331

The Average list price for the homes that closed in Ashland for June of 2009 was $388,748

The Average sale price for the homes that closed in Ashland for June of 2008 was $484,133

The Average sale price for the homes that closed in Ashland for June of 2009 was $376,247

The Average Market time for the homes that closed in Ashland in June of 2008 was 95 days.

The Average Market time for the homes that closed in Ashland June of 2009 was 133 days.

 

13 homes went under agreement in Ashland Massachusetts in the month of June. The average list price of the homes that went under agreement was $370,831. The average time on the market for these Ashland homes were 62 days.

Through June in Ashland there have been 55 homes sold. There were also 54 homes sold last year at this same time as well.

                                      January - December 2008 Market Statistics for Ashland Massachusetts

In Ashland MA for the period of January to December of 2007 there were 131 properties sold.

In Ashland MA for the period of January to December 2008 there were 118 properties sold.

In Ashland MA for the period of January to December in 2007 the average list price was $488,633 the average sale price was $435,250 and the average market time was 119 days.

In Ashland MA for the period of January to December in 2008 the average list price was $430,229 the average sale price was $415,211 and the average time on the market was 112 days.

** The above statistics are for single family homes only and do not include condo's or Multi-family homes in Ashland MA.

In comparing year over year longer term data for Ashland MA, it appears that there is still a downward trend in the average sale price for homes. The average days on the market for the homes that have closed year to date have gone down in Ashland which is not typical of most Metrowest towns. Ashland sales volume is not down that much either.

These statistics are contrary to many of the towns in Metrowest MA. Ashland has not taken as drastic a hit as some of the surrounding towns.

Pam - There has been no downturn in the Ashland Real Estate market. Year over year to date there is the same amount of sales. If you are looking at the average sale price you are only looking at one months data of the homes that sold.

Jeff - It is too hard to tell if there are any trends. I will say that the market has seemed like it is on a course to becoming more stable.

Bill, I was looking over the Market Reports that you posted and it looks like a couple of towns are showing increase while a couple are showing decreases.  At first I thought that might be because of areas with higher priced homes not selling as well as lower priced homes, but that does not seem to be the case since the prices in Ashland seem to be comparable to Westboro and Holliston.

Jeff - The average days on the market is just for the homes that sold in Ashland this month. The average days on market has been coming down over the last few months.

George - Ashland has one more sale year to date than last year at this time. There are some towns that have a slight decrease but it is not substantial. Ashland does have more lower end inventory which does help.
