So you are buying a new home? No one has ever lived in the home. Paint is fresh, carpets are clean. You expect that if a home is new there is nothing to worry about, right? Wrong.

Some problems with new homes that I have seen as a home inspector are as follows: The fire blocking was missing in the attic at the chimney. The fire blocking is designed to keep the fire out of the attic should there be a fire in the chimney. Insulation is missing in the attic which hurts your energy efficiency. Circuit breaker panels are wired incorrectly.

Whether buying a new or old home, every home should be inspected.

At least be sure to have the home inspected before the 1-year warranty runs out. That way you can make a final request for the builder to correct all defects and oversights. Shorting on insulation and installing recalled circuit breakers are issues that we've seen locally in the Santa Clarita CA area. Both were corrected by the builder, and upon request the insulation company bumped up the level of insulation beyond the builder's specs at no charge to make up for their error.

Absolutely right.  Some people say its more important to have an inspection done on a new home as opposed to a resale home....
