There are many agents and brokers that have websites but very few of them actually understand the mechanics of the web.  I suppose many think it is just magic, but it doesn't have to be. Like many other agents, they are most probably paying more for the web per month than the we is returning to them in income.  Most likely they purchased a website from a company, and never took the time to properly set it up.  Perhaps they purchased the web at a seminar or from a meeting held at their brokers office. After all it seemed like the right thing to do at the time, and besides everyone else was signing up.  Too bad in life euphoria eventually gives way to reality. 

The agent then received a few leads in the last month, and maybe closed a deal or tow, but they are clueless to where the users coming from, what keywords or keyword phrases are they using, what search engines the viewers are using, and what search engines are or not referring any traffic.  If they did check the data their web statistics provided, they may be surprised that their web performance can be turned around. 

If you have access to web statistics for your website it is really worth taking a look at.  Strong areas of lead generation can be analyzed and expanded to other pages, and weak areas of poor web performance can be mended.  There is always a reason why one web page is found easily and that it rises to the top of the search engines...while another page lays dormant. each day our Atlanta real estate clocks over 1000 unique visits every day with the majority of visits coming from Google. www.ActiveRain.com comes in a strong #3 and accounts for more web referral business than Yahoo.  Our website www.AtlantaBestHomes.Com has accounted for over 85% or our business for over 12 years. Paying attention to the causes and effects has been very worthwhile.  The Internet works.  Consumer search phrases for have paid our bills for years.  Do you have a website or do you own an on-line business?  The more buyers that come to your website means that more business can... and should follow.  The only question should then be... how do you convert the leads?  If you can demonstrate to a home seller that you can sell their home more quickly with greater marketing exposure on the web, or show them the buyer leads you have developed as a result of your high web visibility...it should make working with you a common sense decision.  You will be able to blow away the competition with your web statistics.  Have you checked your web statistics lately?  You should.

Thanks for the reminder. I actually built my web site myself with the graphic help of my nephew. I don't think I have the best possible analytical software through my host, but do need to remember to check it more often. Especially now that I've become active on AR, I may find some interesting surprises!

And if you don't have website statistics, GET THEM!  My websites have very good inhouse statistics, so no need to go outside to get them, but if you don't, then find a good program or get a better web-host.  I've been getting alot of bing.com traffic too and didn't know why, so I checked it out.  I ranked 1st page on every keyword/phrase I had been shooting for on google.  Don't know how/why bing picked me up and don't care.  Just happy for the service.

I have found Bing to give very poor relevant results for the most important key word phrases for our area. Most of the top ranked sites are template sites with almosts no unique content. It almost seems like Bing gets their resutls almost by random.  I have fouond Google to give much more relevant results and really rewards sites like mine (http://www.maureenmegowan.com ) that have nothing but original content and lots of it.

I check analytics and other reference platforms often, I am constantly amazed at how different websites have vastly different search engines and keyword search phrases results. There is not a magic formula due to the HUGE amount of search parameters. Sounds silly, but, it is kind of a game we play for business. Chess on the internet!

I keep up with the numbers as well. Typically Activerain is about 10% for us. Most of our traffic has been coming direct to our site but in the last month or so we have started to see larger number of users coming from google. Very recently also Bing. Our numbers are much smaller but we 99.5% concentrate on long tail keywords and have some amazing stats to show it's working. e.g. on average users look at 8-12 pages and stay on the site 7-20 minutes (depending who you believe). Our bounce rate is also under 20%. No magic just hard work. I have been planning on writing about this but that lack of time issue keeps getting in the way :) ~Rita

Haven't figured our a way to do it for my AR blog but did put it on my Outside Blog and agent website.  Struggling with interpreting results - even posted about it recently. (From Rita's comment #42, I've just figured out that low bounce seems better than high bounce...)

The great news is that numbers are improving!

Google stats makes me think that the 800 pound gorilla has gained weight. I haven't taken the time to get into Bing, but after yiour post, it just got moved up on my schedule. It isn't going to rival Google, but to ignore it seems foolish. Thoses numbers are good enough and it is still Microsoft.

All the searches that use to originate at msn.com and live.com are now being generated by bing.com. Our trending shows a little increase in results from bing when looking at msn+live before the switch for some of our sites. The numbers are still much lower than what we get from google. It concerns me that bing allows subdomains to dominate some of the keyword phrases. I have seen some searches that result in 7 or 8 sites from the main domain on page 1 of Bing.com. Its great for the one site and company, but how long will it last?  I have not spent that much time trying to figure out Bing. I wonder if the results will continue to increase after the $100 Million marketing campaign is spent.

Bo Gilbert - Marketing Consultant (mRELEVANCE)  Yes but things also change.  Do we expect Google to hold on to the lead forever?  Yahoo cannot pull it off in my books.  We have to ask our selves what happened to the big boys of the past?  Infoseek, go.com, all the web, Excite, Hotbot, Nothernlights, CompuServe...the list is really endless.  We cannot place all our eggs in the one basket.

I have be concentrating on placement on google for key search terms. I have slipped a couple of spots but do not pay an outside firm for SEO. Originally, my link farm go me to #1 for a couple of search terms but one day I disappeared from Google completely so took down that links page and came back where I was.

Any new ideas to keep my websites from slipping any further? Do you link with other realtors? I have not since google penalized me some 2-3 years ago.

Traffic, traffic, traffic, and knowing where it comes from, that is good. What are you going to do with all of this traffic though? That is the main thing. We have been getting more than 2 million unique visitors a month for the past 10 years. Are we making the best use of those visitors? Probably not. Why? I guess we just don't care, we are motivated more by the intellectual aspects of software development than the money. But for most Websites it is important not only to have a high volume of traffic but also for that traffic to be targeted and to be able to present your visitors with what they are looking for. In this case your listings, neighborhood demographics, contact information and more.. more information, as much as you can provide. This methodology will convert a greater number of your visitors into buyers or sellers as the case may be and will pay for your efforts many times over for years to come.
