A brokers open is a good way to gather feedback on your new listing.  Create a small questionnaire card that you can give them when they arrive to preview the property.  Let them know that it is their ticket to leave the home (LOL).  By making it anonymous you may get more honest answers.  Have a bowl for them to leave their responses as they exit the door and don't forget the extra pens!

Below is a suggestion of the type of questions you can use for the card, keep it short and simple:

I think it's good to have the option of being anonymous with your comments. Some people will not want to give negative feedback and that makes it easier.

Great thoughts, Sharon. Great counsel makes great business. The questionaire is a great tool, also, because it accesses the thoughts and opinions of a neutral party which will demonstrate to the seller (and buyer) that there is a reduction in the bias curve with the inclusion of public opinion and sentimentality regarding pricing and condition. I like it !

We use forms like this for our weekly office tours. We list a lot of important information on the form, such as square footage, number of bedrooms, bathrooms, garage stalls, size of land, any special features, etc. Then we all can comment on the condition, pricing, and give the listing agent advice on what they should do to get the home sold.

It is really valuable to the listing agent to be able to show the sellers feedback forms direct from the other agents to explain opinions on condition, staging, pricing, and other important factors.

I think this is such a great thing to do. So many agents just walk thru and you really never know what they are thinking. If you get a lot of showings from the agents who came to the preview you know you are on the right track. Sometimes agents just want to know inventory or use it as a comparison to help them price when they get a lisiting in the same area.

Hi Sharon -- I tried this several times and found them to be of no use most of the time as agents really aren't interested in doing it.  Moreover, without an agent really researching recent sales, and knowing in detail what a property has regarding updates, etc., it's hard to make an informed pricing opinion on the fly.

I have sponsored a number of broker open's with the realtor used comment cards. The interesting thing is that in most cases, the homeowners didn't want to take the advice of the realtors that commented.

In Oklahoma, most brokers opens are about free food, not the home. Sometimes builders will do special parties and that can work. I also see broker's opens with $500 drawings, and that will bring Realtors in, but again not for the home, for the money. I am glad for you that it works in your market. When gas starts creeping to the $4 a gallon range and it will get there, this will slow down traffic to these events.

Great idea! I always send email feedback requests and am surprised at how few people actually respond. The anonymity and immediacy of the cards would probably increase the response level.

I wish I could even get any agents to attend my Broker Opens. I want to do one right now on a great house I have, but last one I had 2 houses in the same area open, and we put food out and door prizes at BOTH houses... and had 3 agents show up. Huge waste of time/energy from the agent's point of view. As the broker, I was pleased at the 3 who DID show up and I forged relationships with each of them after that. One now regularly calls me to talk about his listings and see if we can help each other. We even promoted free $10 gas cards for each and every agent who attended + food

Hi Erica,

Getting agents to attend can be a challenge.  Have you thought about a progressive brokers open? Where you get together with the other listing agents and share the cost of food and door prizes.  The agents must visit all the house and get their cards marked before being entered into a free draw.

Also, personal invitations and then following up with agents to enquire if they are going to attend and getting a commitment from them. 

Another way to reach agents is social networking with agents in your area and letting them know about your listings i.e. ActiveRain, Twitter, Facebook and Linkedin.

Great ideas Sharon. Except I"m the only one in my area using social networking, I think. There are a handful who signed onto AR and never returned after doing the profile. Only 1 guy from my region logs on. It's a shame! I need to work on this.

Hi Erica,

Do you have a database of the agents that have visited your Brokers Open, showed your listings and who have either sold your listings or you have sold theirs?  This can be the bases of your mailing/call list and personal relationship to help and support each other.  If you are experiencing low attendance then you can bet they are too. 

Sometimes brainstorming with other agents on what has worked and what you can do to make it successful is a great way of finding new ideas.  Also, here on ActiveRain is another great resource for what agents have done to attract brokers to their open.  Write a blog and ask I am sure the agents will chime in with their suggestions.
