To be sure, there is not much good economic news these days. However, this is truly a unique time period for first-time homeowners. Home-ownership is more affordable because of the drop in home prices, the availability of short sales and REO properties and the fact that mortgage rates are still low.

One of the reasons cited for some of the current housing and mortgage problems facing the community is the lack of pre-buying education.  This issue is being taken seriously by various organizations and more emphasis is being placed on counseling consumers prior to purchasing.

If you are considering purchasing your home this year, maybe to take advantage of the $8000 tax credit, there is still time to get information about the mortgage process, the home buying process, the role of the attorney in the process, the inspection and and title work.

Liz - The name is derived from the Wappinger Indians.  Many places in my area have names that originated from Indian words.   I suspect because of the majestic Hudson River Many Indians lived in the area.

Jennifer, I have hosted one, with the lender, myself and an attorney. Not well attended, however one couple used all of us to buy a home! Am meeting with the lender today as a matter of fact to get another one off the ground for later this month!

Great idea Jennifer. One of my Buyer agents has done this at the Community College. She has a great turn out, perhaps because it is at the college and folks don't feel they will be sold.

She takes a lender and they invite people to stay if they want to get prequalified.

Guess what?

They all do!!!

Jennifer - sounds like a well planned event.  Is this your first time doing this?  I am also interested to know if you speak as well. 

I keep thinking it is a great idea and I should set something up in my area, but the thought of speaking in front of an audience makes me a little nervous.  I am fine one on one, but I would probably not sleep the night before!  LOL

Lloyd - My part will be about 20 minutes and will include Q&A.  I have also decided to interview a first time buyer couple who purchased a year ago, they will also talk about their experience before and after the purchase.

Sandy - I have done this before.  I am always nervous the first few minutes but then I get into it.  My advice is to be yourself.  One of my previous job involved training so that helps :)

Let me know if you want to do one, I would be delighted to be of help.

Ann - I agree the interaction is an important ingredient.  In a live session there are always questions that come up that benefits the attendees.
