This REA won the savviest of all...by shelving that old "how to sell Real Estate" book that says people buy prices and you should just keep dropping the price until the property sells. Now price sometimes is the answer, but before you have a fire sale I believe you should dot all your i's and cross or your t's first.
As a professional stager I obviously believe in the power of presentation, mix that with a good marketing plan, the right price, and you almost always have a winner! This property for example has had two realtors..The first never suggested staging. The second did. Which marketing photos would you prefer? Here are a few of the original MLS photos.

Not the worst you've seen right? ...but note the position of the couch and how close it is to the fireplace. You can stretch your legs out and rest them on the hearth. You can't see the staircase going up, it's next to the tree so it needs to stay open. Frequent comments were made that the room was very awkward and no one could figure out a better arrangement for the furniture.
ok.. but not eye-popping or memorable.

Though the custom drapery would appeal to some...the flat upholstery weight panels looked stiff and were too short in the vacant room. We opted to change them for a younger sleeker look to target our buyer.
