This REA won the savviest of all...by shelving that old "how to sell Real Estate" book that says people buy prices and you should just keep dropping the price until the property sells. Now price sometimes is the answer, but before you have a fire sale I believe you should dot all your i's and cross or your t's first. 

As a professional stager I obviously believe in the power of presentation, mix that with a good marketing plan, the right price, and you almost always have a winner! This property for example has had two realtors..The first never suggested staging. The second did. Which marketing photos would you prefer? Here are a few of the original MLS photos.

.  Not the worst you've seen right? ...but note the position of the couch and how close it is to the fireplace. You can stretch your legs out and rest them on the hearth. You can't see the staircase going up, it's next to the tree so it needs to stay open.  Frequent comments were made that the room was very awkward and no one could figure out a better arrangement for the furniture.

ok.. but not eye-popping or memorable.

Though the custom drapery would appeal to some...the flat upholstery weight panels looked stiff and were too short in the vacant room. We opted to change them for a younger sleeker look to target our buyer.

We had to say goodbye to those capri's....we replaced them with inexpensive ready-mades. (I hate ironing!)

Margaret your post is VERY worthy of a feature.  Great job and thank you for addressing those too short window panels.  I think that I need to put do a blog post and a newsletter article on window treatments since I sometimes see stagers doing that and it drives me nuts.

Thanks Donna I appreciate your comments, Our target buyer was a 35+ professional, mostly likely single male (multi-level living) or couple with no children. It was a pretty easy staging...beside all that ironing#@!.

A fabulous job indeed. The transformation is one of the best I've seen lately, great job! You deserve to be featured!

I am wondering if you can share some of the investment for the freebies you offer to your REA. Do you work them in the staging fee? My math says that to offer all these free, your costs are close to 500.00 ( 150 professional photography, lunch and learn another 100, quality invitations another 100, n0t sure the marketing campaign, is it done on the Internet, newsletter, etc? plus your time to put all these things together will add up to actually more than 500.)

This will really help and perhaps motivate me to work on my selling sklls as I always think that my fees are a little steep. If I had to add another 500, I am not sure I will get any business:)

Hi Monica, Sure ...The marketing we offer does vary depending on the staging services. I'd say what I did for this property was pretty typical. To be honest I started doing it for me to advertise our services. After 5+ years these are things that consistantly bring in new business. Getting them into the staged property is the best advertising. For example at this one I connected with a new Realtor and am staging her 2 million dollar listing next week. That will open new doors with the builder AND all his builder friends. Its all about building relationships.   

Photography - $130-150 give or take depending on what I ask for. I can tell you I do not have one usable photo from my 1st 2 years in business...I'm much better now but once you go professional its hard to go back. I don't have all our stagings shot but I'd say 4-5 month. 

Lunch - Presentation 100-130.00  

Invitations - Flyer invite with pics circulated in neighborhood and all local RE offices and email blasts. Personal email invite to all agents with similar properties or if they market that territory...especially when working in high-end market. I also provide a consumer friendly power point presentation about staging in Email or CD format to forward to their clients....easy introduction. This is easy if you have a secretary.

Besides time I'd say it averages out about 350.00 give or take. Now just like you I don't want to price myself out of a job but this keeps the jobs coming.. we have consistently gone from job to job for 3 years now.  

You can also curb cost by partner with others...REA, Rental furniture company, etc. Hope that answered your questions.

Margaret - I'm blown away!  This is such beautiful work!  Can you share with us about the source of the furniture?  I have many beautiful pieces in my inventory, but am always stretched in a few homes to decide whether to invest in more furniture or to pony up to the furniture rental companies.  They always charge more than I do - but if I don't have to invest in more furniture - maybe I'm better off!  Just wondering your thoughts and how you approach this?

Jane Ann, The furniture in this home is from Brooks Furniture Rental. I try to rent on bigger projects but often do a mix. If I'm doing 2 or 3 rooms I use my inventory. I get a lot of my pieces from Ashleydirect, Coaster furniture, butler specialty..very inexpensive if you hava a tax number. There never seems to be enough though does there! Brooks is just so easy. Thanks for stopping by!!
