Cape Coral Real Estate is selling fast and furious now that we are through the first half of 2009.  In comparison with years past the inventory of homes are moving very quickly.  In the first quarter of 2009 we sold 80% of all the inventory that was sold throughout 2008.  With the shrinking inventory it does appear that home prices are increasing slightly and starting to stabilize.  Cape Coral has seen a tremendous number of cash purchasers entering and they are dominating the market.  Also contrary to popular belief you can still obtain financing and we have several local lending professionals who can assist you.

Gone are the days we experienced just a year or so ago when you could look at a home and sleep on it.  Cape Coral Homes and Condos are starting to see multiple offers.  We recently placed an approved "Short Sale" property back on the market and generated 10 offers within a 48 hour period and foreclosures (bank owned) homes are generating even more.

Speaking of "Short Sales" My team and I are having tremendous success with the lenders getting these properties approved within 30 to 45 days.  We currently rank #3 in all of Lee County for most short sales closed by an individual agent.

Cape Coral Real Estate prices are still presenting an amazing time to buy.  In a few more weeks I should have more info on real estate property taxes as the values have declined and local governments will be setting their tax and millage rates soon.
