I recently got a call to Stage a “cute little bungalow” in Hollywood. Whenever you hear those 3 words together in LA you have to know this is going to be a tiny place. But I was completely unprepared for just how small this one was! At 500 square feet this is now officially the smallest home I’ve ever Staged!

Hi Annie, What a cute little place!  I am sure that your staging will be a huge factor in selling this bungalow.  You are so right about "the big three".  You've successfully shown potential buyers that there is a space for each of those important three in this very tiny home.

What a fantastic job you did Annie.  You certainly answered all three questions you talk about in your blog and even found a spot for the home office.  Well done!!

Melissa, thanks so much! Yes this is about as small as they get! :)

Michele, thank you very much. Those 3 issues can make or break the sale of a small space.

Cathy, thanks! Can't wait to see you. Coming for the Stager meetup??

Annie, I read your full post and what a great job!  Where were you when I was living in my first (725sq ft) apartment?

Kathy, thanks so much! 725 square feet sounds huge compared to this one! :)

Hi Annie,

I clicked on the entire post so I could see all of your pictures.  That home is absolutely charming with the improvements you made.  I loved the fact that you staged it for the right age demographic.  It was young and fresh and you outlined all the living areas beautifully.  Well done!

What a fabulous job Annie!  The pictures look great and you sure did outline the three issues well!  Here is hoping for a quick sale!

Excellent use of space!  Vacant, this house would look confusing and tiny.  I can see people scratching their heads "where do we put the sofa" (let alone everything else).  You gave them the answer - and more!

Wow Annie! You made this tiny little space quite cozy and charming. The decor you chose is right on the mark for the demographic as stated above. In one word - impressive!

Kate, thanks so much! Yes I always take the demographic into consideration. No sense in Staging a place like this for a retiree. :)

Sheila, thank you! Yes, let's hope it goes quickly. It's priced well but the square footage makes their buyer pool smaller than most.

Wendy, I must admit even I scratched my head a few times before figuring out the best plan! Now hopefully the buyers won't have to!

Detbra, thanks so much! I appreciate your kind words. I had a lot of fun with this one.

You've got me beat!  750 is my smallet.  Having both ends of the spectrum on your resume gives you even more credibility.  That means you are creative and can do anything.  Great job!

Leanne, 750 is still pretty small! Thanks for your kind words! :)

Hi Annie, Great job! Loved it! Read the whole post. Where the great art come from?

Great work Annie.  From your photos and your staging it doesn't "feel" small and 500 sq. ft is small.  I've done 450 sq. ft for a redesign and it was a challenge.  Love your tiny "office."

Annie,

Great job, as always.  Everything fit to a T.  Great space planning and I too love the built in office.  So cute!!!

Annie,

Awesome job! We just did a condo which was just over 500 sq feet so we know how important it is to maximize every inch of space! You did a great job!

Margaret, that art is from a wholesaler I buy from locally in LA. I love those pieces!

Ginger, thanks! 450??? I can't believe it could get smaller than this one, and yet it does! :)

Linda, thanks so much. Yes I think that office area was a great idea that the previous owner installed. We just made it look planned and not like an afterthought.

Heather, so you feel my pain on this one? :) Well, it started as pain, but as it turned out it was really fun and challenging!

Aloha Annie,

Great work, the scale is perfect. Love the table & chairs next to the beautiful window. The sea grass foot stools are tiny and perfect for the space.

Peace,

Kimo, thanks so much! Yes I loved using those little foot stools for a coffee table since they take up so much less space and also could function as extra seating in a pinch.
