Santa Clarita Valley Buyers and Sellers "Jumping through hoops!"

By
Real Estate Agent with Summit Real Estate Group BRE# 01215778

Buyers and Sellers are both discouraged for opposite reasons.

Buyers that have jumped into the real estate market are finding low inventories and having to compete for well priced homes.

Sellers are finding out that in order to sell they must price their home competitively with foreclosure, Short Sales and REO listings.

The biggest drawback for both buyers and sellers is that once a price is agreed upon it is nearly impossible to get the appraised value.

My Suggestions:

  • Be dedicated and committed to your success. Not buying could lead to missing out on current pricing or having to pay a higher interest rate.
  • Follow the Market. Know what you want as far a price, location and features and be the first to know when the right home hit's the market.
  • Have your Loan Approval First. Great Deals won't wait for you! Highly Motivated Sellers are Demanding certain things such as - Loan Approval, Proof of Funds to close Escrow, Fica Scores, Earnest Money Deposit and knowledge that your lender can do the job right.
  • For Buyers - Make Buying or Selling a Home your Priority. Schedule around this as Timing is Everything! Be First to see homes as they hit the market.
  • For Sellers - Allow as many Showing as Possible. It is better to be unconvinced for a short time instead of limiting showings due to no lock box or sign and dragging the listing on for a longer period of time.
  • Work with a Realtor that has the necessary experience and is more dedicated to your success than even you are!
