Median sales price for June 2009 was $173,500.

For the period of January-June 2008 there were 93 condos sold with an average list price of $230,654, average sales price of $221,026, a median sales price of $204,500, an average days on market of 88 days with a 95.83% sale price to list price ratio.

For the period of January-June 2009 there were 59 condow sold with an average list price of $209,737, average sales price of $198,668 a median sales price of $180,000, an average days on market of 98 days with a 94.72% sales price to list price ratio.

In reviewing this comparison of year to year market data, there has been a considerable decrease in the average sales price and average median sales price indicating a continued weakness in the real estate market. The number of condos sold saw a significant decline year over year and an increase in the average days on market. The average sale price to list price year to year is also seeing a slight decrease..

Donna, I watched the video and that is a lot of Condos, but I am curious, which Condo's are selling for $899,900???  I don't think that I have ever seen a Condo here in Connecticut that expensive.

Andrea - I have to thank Debe Maxwell and Bill Gassett for the basic set up of these reports each month.  I used to post to Americantowns.com but haven't done so in awhile.  Thanks for the reminder of putting that on my list of things to do. :)

George - Branford has one of the biggest concentratons of condo complexes along the shoreline.  The condos that are listed at the higher end are single detached homes that are part of an association in Linden Shores which is a waterfront community right across the street from the harbor on Linden Avenue.

Hi Donna!  WOW, great presentation and 10 months?!  That's not TOO shabby but, the sales prices from last year did drop significantly.  Interesting that DOM were actually fewer this year!

Hi Debe! - It's nice to finally see that month's supply of inventory going down but the condo market definitely took a bigger hit than I had expected in the sales price. 

I probably wouldn't have even started doing these market reports until I saw how impressive yours were! :)
