Fifty-five showings later and no offers, what's a homeowner or agent to do?  The common complaint among the buyers was the floor plan just did not work.  The problem was the home was vacant which means buyers cannot envision themselves living in the home.  Even worse buyers cannot "Imagine the possibilities of the room".  It is our job as Professional Home Stagers to show the potential and possibilities of a home. 

The floor plan called for a Dining Room and a Breakfast area on either side of the kitchen, which is a lot of eating areas close together and was a turn off to buyers.  I wanted to show that the breakfast room could be used for many things. Our solution was simple, make a room that seemed awkward and without purpose, a multi functioning room that you could truly see your self living in.    By adding a love seat and desk, along with a high top table, this room now works overtime.

The investment in staging was minimal, but the return was SOLD, just by showing the possiblites of the room!

We continually say that buyers need to "see" the possibilities in a home .... most people don't have the ability to envision how to live in a vacant space, as your example proves.  Congrats on the fast sale!

Thank you everyone.  This was a fun little project with a very fast turn around, but the timining could not have been better!  The homeowner moved to CO over a year ago and has been living in temporary housing.  I am so happy for her.
