In June of 2009 there was 14 homes that closed within the month for Northbridge Massachusetts. This is an increase of 3 units as there were 11 homes that closed in June of 2008.

The Average list price for the homes that closed in Northbridge for June of 2008 was $336,445

The Average list price for the homes that closed in Northbridge for June of 2009 was $295,413

The Average sale price for the homes that closed in Northbridge for June of 2008 was $327,764

The Average sale price for the homes that closed in Northbridge for June of 2009 was $288,827

The Average Market time for the homes that closed in Northbridge in June of 2008 was 156 days.

The Average Market time for the homes that closed in Northbridge June of 2009 was 120 days.

 

10 homes went under agreement in Northbridge Masssachusetts in the month of June . The average list price of the homes that went under agreement was $261,096. The average time on the market for these Northbridge MA homes was 111 days.

Through June there have been 58 homes sold in Northbridge. At the same time last year there were 39 homes sold!

 

                  January - December 2008 Market Statistics for Northbridge Massachusetts

In Northbridge MA for the period of January to December of 2007 there were 114 properties sold.

In Northbridge MA for the period of January to December 2008 there were 96 properties sold.

In Northbridge MA for the period of January to December in 2007 the average list price was $363,749 the average sale price was $352,726 and the average market time was 167 days.

In Northbridge MA for the period of January to December in 2008 the average list price was $326,475 the average sale price was $315,033 and the average time on the market was 182 days.

** The above statistics are for single family homes only and do not include condo's or Multi-family homes in Northbridge Massachusetts.

In comparing year over year longer term data for Northbridge MA, the average list price and sale price both went down year over year from January to December. This can be attributed to the on going weakness in the real estate market. The average days on the market for the same period in Northbridge MA is also higher . The number of homes sold in the January to December time period is down substantially from the previous year.

These statistics are similar to many of the towns in Metrowest MA. Most of the surrounding towns experienced a decrease in the average list price and sale price as well as the number of homes sold for the January to December time frame.

Bill - I'm seeing the same trend here too in the decrease in avg. list price and avg. sales price year over year.  Nice to see though that a few more homes sold last month vs. the same time last year and that the DOM is lower too.

Bill I have noticed that several of the towns in your area have experienced increase in sales like Northbridge, I hope this is a sign that things are beginning to turn around.

It looks like the lower prices has spured some interest. Maybe, if we are lucky and the mortgage fairy keeps the rates low, it will continue to pick up.
