The Situation:

•·         The current bank won't/can't rollover the loan and our client has been unsuccessful securing financing elsewhere.

•·         The current bank wants the asset off of their books.

•·         The market value of the subject property has plummeted.

•·         There is intrinsic value in the property because its market value is lower than the cost to replace.

 

Our Solution:

We have investors that will purchase the note from the bank at a discount and allow our client to own and operate the property.  They might want some equity in the deal depending upon the math.
