A long time ago, in a far off place Real Estate used to sell.  Phones were ringing, computers were writing contracts instead of Tweeting, and ATM's cards were used to get money....that green stuff, out of the Bank.  Oh  and that's when the word Bank used to mean the place that we put our money in, now they just take what little we have, and give Real Estate Agents headaches.

Our Parents used to talk about walking 5 miles in the snow....using an old typewriter, and black and white TV.  They loved getting a gold watch and a pension after retiring from the same job.  And Real Estate Agents were mystical and magical in knowing where houses were for sale, and how much they were worth if you wanted to sell yours.....they called it a CMA.  Yep, those were the days, in a far off land.  The land of yesteryear.

Recently in a close by place, Real Estate sales have taken a beating. People bought a decent home but then lost their job, or the mortgage was one of those that greedy ogres pasted with honey to hide the stench of their deceptive practices.  And across the street people were planning what to do with all the money they were making.  Life was good....

In the past 3 years many Real Estate Agents, Lenders, Stagers, and others  have joined the other people  that have lost their savings, their homes, and many have been hanging on by a prayer.  This must be a special place because many of the Real Estate People have helped each other and I know that to be true.  I know how a helping hand, a hand up, or just someone listening can help these Real Estate people, actually all people.  This is a special place, a place of compassion.

Today these words are the Golden Watch..." You have completed your Re-payment Plan."  These words are the ones that anyone behind in their mortgage tries so hard to hear.  And it can be done....I just hung up the phone from my lender, and have effectively saved my house from Foreclosure.  How did I do it with no closed Real Estate transactions.....ahh that's the essence of this story.  I did it with a little help from my friends.  A kind word here, and a dollar there...but most of all it was accomplished with what John Wayne called "True Grit."

Some people think others in the Real Estate Field shouldn't take a second job.....how can we service our clients if we are working a paying job.  But there are ways to earn a dollar and have flexible hours.  Thinking outside the proverbial box, fun jobs that are flexible and recession proof can get us through. After 3 years I finally took the plunge and had to get some of that green stuff they call money to save my house.  Depending on others to rescue me only goes so far.  Then the "but how am I going to pay them back, and what about tomorrow kicked in......

As has been stated by people I respect, including my own inner voice......There is no shame in an honest dollar whether we get it selling Real Estate or.......Becoming an Ice Cream Man :)

I am so proud of you Kathy. I love the ice cream truck and you know I care about you. I am so happy that you are able to unpack those boxes and if it's one thing I know...you've been struggling and working hard to get going...it's just not working in some areas.

I'm also proud you didn't eat all the ice cream before selling it lol!

Friends in deed.... self indeed :) :)

I am lucky that have my Federal annuity, but I see how hard some of the agents in our office are struglling.  Even our secretary, but we usually help out instead of giving a gift...we give her money.

Sally-Why thank you my friend :)  Unpacking my boxes has been a great boost to my self esteem.  Oh, and not eating those Ice Creams has been a challenge too.....especially the Snickers Brownies LOL :)  I want to Thank You Sally for everything.....friendship, Postive Attittude Group Contests (that kept me sane) and well just everything.  You are a special friend indeed....

Rebecca- There are many ways to help...and I love hearing that not everyone is having a hard time.  I like it even more when these people are compassionate to others....empathy goes a long way in my book :)

Kathy, I am so happy to hear you have worked things out for yourself. There is no shame in taking on another job. I did it last year, and would probably still be working if they job hadn't ended. When it ended it seemed as if my real estate was moving more than it had for a while, so I decided to stick with it full time. Hard decision to make as my husband was opening his own school, and the students just aren't there. If he wants to work for someone else we will have to relocate, and with family issues it is not a good idea. I struggle, spend some sleepless nights, cry a bit, but then I put one foot in front of the other and move forward. I think it is cool that you are doing the ice cream truck thing, really, what a great idea!

It is good to help as you can, if realtors can't help realtors, then what is the point anyway?

I am sure you have some good stories, and will meet interesting people. Do tell us of your new adventures!

Kathy, I can't think of better words to hear!  I am thrilled for you and your new position (which I think will be FUN and goodness, you never know who you're going to meet!  Keep business cards handy).  Thinking outside the box is how people not only survive but prosper....and I wish you nothing but the absolute BEST!

Andrea- "I struggle, spend some sleepless nights, cry a bit, and then put one foot in front of another" those words paraphrase my life for the past couple years....It was only a month ago I got the Ice Cream truck.  Your tenacity is wonderful, and as you said we can all help each other get through...

Am very happy to hear your business improved.  Those types of stories are what give us that are in very depressed markets the Hope we need :)  Thank you.....and I will have stories later for sure :)  Thanks for taking the time to give your story, it helps everyone.

Neal- Oh how nice to see you again....I just went and read all your testimonials, nice.  Looks like you have branched out :)

Duane- Yep, we will reap the rewards for all the Marketing and Branding we have done during this time :)

Carole-I have Real Estate Marketing Materials and business cards in my truck.  I sell in my Farm Area, so I am getting to know people better than when I just sent cards, or wrote stuff online :)

Also I want to thank you for your Friendship over the past few years....you are a real joy to talk to :)

Hi Kathy, I admire you so much for never giving up.  So far, I am hanging on and would really love one of those Snickers Brownies!

Congratulations to you. I also remember the great feeling of ending the "workout" period several years ago when I got in trouble. Great testament to your drive and determination to succeed.

Bruce- Thanks :)

Mary- Glad you're hanging in...and see if I hadn't I wouldn't have met you, or seen your beautiful photos :)  I am going to treat myself to one of those Snickers Brownies when I finally get a closed transaction :)  I used to have bigger treats...but hey, it's all relative A treat is a treat :)

Jim- Thank you, it is a great feeling :)  Hope all is still good for you, or at least manageable.

Monika- It is hard on my back, but when my grandkids go with me it is great :)  A dollar a day works out very nicely as I am pretty good with saying no to myself, and staying on tract with my goals.  Hey maybe we can start an ice cream network :)

I am planning a mixer for small business owners and freelance/creative types with a friend who works in PR. This will most likely be held in Venice or nearby, even though my "market center" is closer to West Hollywood. The idea is to get people networking with each other since jobs are currently evaporating, for both of us to increase our contacts in the process, and have some fun to boot.

Hey Friend - you are an inspiration to so many, for so many reasons.  You are strong, determined, tenacious, and focused, and so much more.

Good for you - YOU will persevere.  YOU are a survivor.

Love the pics of your ice cream truck, but where's the picture of my favorites??  How can I drool over them if I can't see them?

;-)  Ann

Kathy, I appreciate your honesty. This has been a tough time for most of us in the real estate industry.  By God's grace you walk through hard times because the choice of not doing so, guarantees that you will stay in them.  It takes courage, perseverance and if you're fortunate enough, the support of good friends and family.  Thank you for sharing your journey with your Friends on Fraiche Aire.  You're an inspiration.

hey Kathy! You are amazing. Thanks for sharing your story here and for catching up the other day. :-) How about we call you a frozen confection consultant?! The truck really looks cute, too! What would help your back to feel better? Is it the driving? Or the digging in the freezers??

Hey Kathy, great post. I wish you well. I know in your area if you don't know how to buy or sell short sales, you are missing out on 90% of the market!

If I were you, read a few books on short sales and foreclosures. Learn to spot potential foreclosures on your route so you can market to them. Also, keep some flyers for FSBO that you run across. There's a term called "driving for dollars" and your new job is a perfect complement to your real estate profession. Basically you drive around looking for FSBO, potential foreclosures, garage sales, home improvement etc. Basically any information that might indicate a potential real estate transaction.

If you have any short sale or foreclosure questions, just ask and I will be more than happy to help.

Johnny- Your mixer sounds like a great idea and Venice isn't that far from your area :) Increasing contacts is always a good idea in my opinion ;)  Thank you for taking the time to comment here....

Ann- I cannot thank you enough for being there for me....Thank you for everything, and I will enjoy making that Annie's Diner sign for you and our fine feathered friends. Sometimes it is the little things that make the biggest difference for people....but big or little just knowing people care is the best gift of all :)

I had to scroll back up and sure enough the kids are blocking one of your favorites.....I don't have Nutty Buddies, in fact never heard of them till you mentioned it :) I'll rectify the picture for you next time LOL :)

Lynda- Just as I said to Neal It is so good to see you again too :)  I have missed you, and so many of my friends here in the Rain...just haven't had much time between packing, unpacking, fixing the truck up, and well so many things......

I am so glad to hear you say, "As for taking a second/different job, it's a matter of survival at times, period...end of story!"  I knew you were/are a compassionate person and this proves it :)

Carol- Oh absolutely...I've met many people so far, and have passed out my card a few times :)  Talking is talking.....:)

Lola- How nice to see you...I agree that the lucky ones have  the help of family and friends. Working together, and helping each other will help all of us get through. I was one of the lucky ones....my son has paid for my car for the past couple years, and other things as needed (when I just couldn't do it), and friends have helped in various ways also.....the blessings I feel have no real words.

Hi my friend Mara....a Frozen Confection...that sounds way more pretentious than I am...I'll stick with Ice Cream Man LOL :)  Funny but the kids behave so well at the truck, and the little ones even though they see me yell, "The Ice Cream Man"...no gender equality in this field :)

As to my back....it is the getting up and down, and yep digging in the freezer.  Stocking the truck is the hardest....my back hurts major for hours....but so be it.  No one ever said it would be easy :)

Amiri Property- You are right about the Foreclosures....CA just released their stats and Short Sales accounted for only 13% of all sales...Lender and Bank issues.  Per the stats Conventional Sales topped even Foreclosures which shocked me, as we have over 500 Foreclosures in my small town.  Seems every other house is foreclosed and some of them have sat for years now.  I do appreciate your offer though...and I love your advice about driving around :)

Kathy, congratulations on the best job in the world. :)  Just don't eat all the profits.

I'm a firm believer that you do whatever it takes to survive. No one can judge us. No one is in our shoes.  Don't give it a second thought.

I am hosting two foreign students right now for a couple of months.  I have been sick, and spending a lot of time at home, and had to refer a lot of my business to colleagues, so I'm taking advantage of the fact that I was around a lot (and my son asked me, as it would be a great experience), so I'm having fun so far.  (Maybe it will end when the parents arrive too LOL)

Might be something you can try too, if you have a spare bedroom.  Just keep the ice cream hidden. :)

Selling plasma, lots of plasma.  Just kidding.  I think it is great that so many people stay positive even through the tough times.  That is what makes this country great, when things get tough, people try new things, invent new industries, and get things going again.
