I Genuinely Enjoy Working With Professional Agents Who Know The Right Thing To Do ... And ... Do It!

There is a great agent in our local community, Ashley, who works down the road at another office.  She not brand new, been selling a couple three years!  I've sort of watched her here and there, I was always impressed at how she worked and how she handled herself!

Recently she showed a listing that we had in a very popular family neighborhood.  The house was a little gem, bought by an investor at foreclosure.  The prior owner maintained the house until the very end and it was really priced to sell!

Ashley showed it twice in a couple of days and really seemed to have an interested party.  I fully expected to have an offer from her at any moment. 

After her second showing she called to say would be meeting them to work up and offer!   

YIPEE!

About an hour later she called again.  The buyer,it seemed, wanted to write an extremely low ball offer that Ashley said she just could not bring herself to do. 

She said, "I showed them comps, I told them what the market was, I explained why this was such a great buy!  I told them I just could not bring myself to write such a pitifully low offer,  it would be wasting my time and yours."

Well ... Boo Hoo! ... no offer!  

On the other hand!   Congratulations to the agent who has the fortitude to stick by her guns ... her professional conviction ... and not let a "Buyer" drag her around like a whipped pup!

PS   The house is now in escrow at very near full price!

I love working with the listing agents that are so professional, they want my clients to see their property and offer to show it without me present if I have a conflict and cannot be there, they then offer to have me stop by at another time that is convenient for me. That is true cooperation by a professional Realtor.

Love to hear those stories. . .I just had an offer for one of my listings 75% OFF asking price. .I called the lady and announced that the owner is rejecting her offer. . then I asked her. How many of these offers do you write a day? . . are you working with an investor? and she says. . a few a day and he just tells me where to write a I just send it for him. . .I asked her then, did you actually showed him the property?

She (hesitantly ) says, no. .he just drove by. . 

Incredulously, I said  goodbye and hanged up

That is refreshing and odd. I would have also not have written it. Why waste time money escrow fax ETC to have a offer not even looked at?

Ralph - I understand, I certainly agree.

Lathleen - I have written offers for other agetns and had other agetns even write offers for my.  It's noce when we can coooerate and help each other.

Frenando - I kind of think this was the case with this buyer.  I should ask her sometime if she ever sold him anything.

Lisa - Nice to hear about positive professionalism.  We all know that there are occasions when a low offer can be the right offer ... and vice versa.  In this case Ashley got it right.  Kudos to her and you.

I don't ever feel like a whipped pup because my buyer clients want to write a lower than expected offer, even when they have been given the last 90 days of comparable sales.

The buyers are my clients.  If they want me to submit a low offer for them then that is what I am going to do. I work for them.   

Also, you'd be surprised at how many of those "That'll never work!" offers go through, or have gentle counters.

I am a professional real estate agent.  To insinuate that someone isn't because they bring an extremely low offer to the seller is rather insulting.

The only insult to a seller and their agent should be no offers.

Kris - I agree with you and applaud your efforts.  And, yes, it is our duty to represent our customers and present what they want to offer. 

What I, and I believe others that commented on this blog were referring to, are those unscrupulous individuals who abuse agents and try to use them as a license to steal. 

I wasn't insinuating that you 0rany other agent that writes a low offer isn't professional ... quite the contrary.  Sometimes a low offer is needed and appreciated.  I was referring to a completely different situation.
