According to a recent New York Times article  the Hudson Valley is once again the place for some from New York City to buy their first home.  The buyers are purchasing homes under $400,000.  Reviewing the Red Hook real estate market report I noticed there were over 40 properties in the price range below $400,000, so to all you potential buyers Red Hook would be a perfect destination.

Last month I gave sellers some advice as to how to gain a competitive edge,  it  really comes down to pricing.

  • Don't price your property out of the market
  • Pay attention to the market updates provided to you by your agent and adjust your price as necessary.
  • Seriously,most of the properties that are moving are priced slightly below the market.

Buyers it's time to act!

  • Less than 5 months remaining for you to take advantage of the $8000 tax credit-you have to close on a property by November 30th.  To make this deadline you will probably need to have an accepted offer in place by September since many closing takes 60-90 days to close and could be longer on foreclosure properties.

Marchel - The lot size varies, in the village 1/4  t0 1/2 acres.  Then you have areas that are zoned 1 acre.  In my community the minimum is 3 acres,  some zoning are even higher,  Red Hook is concern about open space there zoning to some degree is an instrument that can help to achieve this.

LLoyd - There were 7 properties under $200,000, and 16 in the $200,000's.
