BIG PLACE ON A LITTLE SPACE

 

PART 1 of 3

 

In California it's a known fact that the closer you get to the beach the smaller the lots get leaving folks with limited choices in finding suitable let alone affordable building and ownership opportunities.

 

One very popular trend taking place today is the transformation of many boutique "Mobile Home & Trailer Park Communities" that dot the landscape along the California Coastline.

We selected the Encinitas and Leucadia area of North San Diego County (Aerial photo above) because, first and foremost we live in San Diego (Americas Finest City), and secondly because of its old fashioned traditional funkiness, fabulous surf breaks and fantastically friendly beach people and surf culture; a true breed unto themselves.

 

"THE LANE" at "THE WEE" 

 

 

We chose the "The WEE MOBILE HOME PARK", in LEUCADIA which is a 9 space/lot very peaceful & intimate "Mobile home Community" with a private dead-end roadway called "THE LANE". This feature really limits un-invited traffic and makes for a very peaceful and private setting.

In the photos above sit the original small singlewide trailers, mobile homes  and even a park model (RV under 400sf) that were installed from the 50's to the 70's.

Very cool ~ this is what is happening a lot in our waterfront and river access communities too . . . remove the old structure and replace with new nice one.

I've even seen the garage downstairs and living quarters upstairs . . . it's amazing what they do with manufactureds nowadays . . .

You must mean the Colorado River. I'm an ole River Rat from way back. Used to Parachute behind my boat from Foxes Landing to Parker Dam in the 60's. Then in the evenings we'd all flood Foxes until it had so many people on it it started to sink and they'd have to close it down. It was just one big oversized raft. Do you remember Foxes? I wonder if it's still there.

John, you might want to contact Ralph Ringo in Newport Beach.  Ralph is an architect and his primary business is providing the designs to do exactly what you are talking about.  He also lives in Bayside and if you drive thru that park you can see his work.

Fascinating.  Mobile homes are not that popular here.  That said, close to beach communities on the Chesapeake Bay the lots are quite small.

I'll never forget a builder here back in around 1990 that tried to sell new homes by the cubic feet.  HA!  That didn't last long.

Hi Dave and thanks for the HU on Ralph. I'm actually very much aware of the Curci and Dayside developments. I actually worked with John Curci on one in Hermosa Beach that was to mirror his Lido Peninsula project which has been my guiding inspirition since.

If you have Ralph's contact info I'd certainly love it if you'd pass them along. He may be a perfect fit for some of the projects we have forthcoming.

I know that of which you speak Lenn. However, Factory Built could be a fit for just about any tight squeeze scenario. They don't all look like trailers or boxes. There's some pretty cool stuff out there nowadays.TODAY'S FACTORY BUILT HOUSING
