Bristow, VA is home to Braemar, a community containing many different types of homes.  One type of Braemar home you will encounter is a Courtyard home.  A Braemar Courtyard home is a single family home, with a small lot, and positioned on a pipe stem.  There are three different styles of Braemar courtyard homes: Ballston, Arlington and Clarendon.  This Braemar Property Value Report will give the most recent information on resales of these Braemar courtyard homes.

Braemar courtyard homes saw only two resales in May & June 2009.  Those courtyard home resales bring the average sales price down to $285,000, a drop of 12.3% since last report (March-April 2009).  These Braemar courtyard homes still have a net gain for 2009, having not lost all of their 38% increase last report.

If you are thinking of buying or selling a Braemar courtyard home, and have it competively priced, this recent data shows that you can expect your home to go under contract in just about two weeks time.  You can also expect to pay closing cost assistance to your buyer.  The average closing cost assistance of $4,102 for May & June 2009, is just under 1.5% of the average sales price.

The next Braemar Property Value Report for Courtyard homes will be out in September.  Until then, you can find average sale prices online by going to my website:  www.nvarealestate.net.  Simply click the link at the left for Braemar Property Value Report Online and scorll down to Courtyard Series.  This is what you will see:

If you are thinking of buying or selling a Braemar home, please give me a call.  No one knows Braemar better!

If I were not on referral, I would definitely be getting a plan together to do some marketing reports for a neighborhood in my area.

Anne:  It's easy to stay on top of a neighborhood's values and activities when you live in it.
