The number of homes going under contract again, steadily increases week over week.  Last week we had 32 homes go under contract this week it is 53, a 60% increase.  This week's average list price was $400,000 up from last week's $382,000.

The number of homes that closed was down from the week before, which makes sense as many want to close at the end of the month.  The average sales price was 94% of asking price.  This percentage drop may indicate that listing agents are again listing the homes higher as the market heats up.  The problem, the asking price needs to be closer to the selling price, as it was in last week's 97% of asking price.

By the time the media and the general public finds out, it will be a sellers market again. We are seeing rapid change here in Williamson county.
