The first rays of sunlight are peeping into my home office as I sip my coffee and pull together a plan for what could be the best of times or the worst of times for the buyers and sellers I'm writing or negotiating offers this week.
First, I'm grateful to have offers to write and negotiate, and so are my clients. I received offers on two of my listings last week, and two buyers wrote offers. Score one for an uptick in the local real estate market. The offers ran the gamut from over asking price to how low can we go and still expect a counter offer. The market is still volatile, but savvy buyers are cherry picking the sweet deals with great enthusiasm.
There was no resistance from a buyer when I suggested she needed to write an offer over asking price. After months of tracking the market in her neighborhood of choice she recognized a great deal and was willing to pay for it. Unfortunately, another buyer had more money down and offered a few thousand more--yes, there were multiple offers and all were over list price. That little hottie sold in one day! My buyer was surprised she was outbid, but not discouraged. One of my favorite words is Next.
Ahh, but that was last week. Counter offers are out on two listings and I'm meeting with a buyer at 8:00am to write another offer. It's a new week, with new opportunities and endless possibilities for success and achieving the goals of my clients, and maybe even earning a commission check or two!
