attracting buyers to your home?

Curb appeal - maybe an overused phrase?  According to studies, buyers are extremely influenced by curb appeal.  People really do want to buy a beautiful home - and the view from the curb is key to enticing them to make an appointment to see more.

This newer home in a great neighborhood had so much going for it - especially a fantastic back yard.  While discussing curb appeal with the owners I recommended several things - one of which was painting the front door.  I recommended a few bold colors which would draw attention to the front door and add come much needed contrast to this manilla view.

The owners really hesitated to paint the door a bold color, but rather than discard my recommendation, they decided to drive through some high end neighborhoods and see how they compared.  Very quickly they realized the value of zipping up their door color.  Custom homes usually have rich colored doors, and more visual interest than this cream colored home.

The door knob was brass and worn, which they replaced with a new oiled bronze color set which matched the light fixture.  Other changes are also being made over the next few days which will add some finishing "zing" on their curb appeal project.

Thinking about preparing your home for sale?  Starting at the curb and implementing a few simple changes can have a huge impact on how buyers will perceive your homes value.  Spend a little time cleaning away the cobwebs, painting the door, cleaning the kick plate or changing hardware and see what a difference just simple changes can have on your curb appeal!

Curb appeal includes the driveway.  Park the car in the garage, isn't it what it is for?  Besides that, gives the buyer the perception that the garage is too small or that there is not enough storage for all their stuff.

Margaret,

You are right on with the importance of curb appeal.  That's what makes the phone ring on most occasions. Thanks for sharing.

I agree about parking the cars in the garage.  This home also needs the porch painted, some pressure washing etc.  For this post - I really wanted viewers to focus only on the difference between the color of paint on the doors and the difference it makes -- not the other items that area being worked on additionally.  I'll post the final photos later (they will have some other surprising changes!).

Connie - We love to help make that phone ring for home sellers with their agent saying there's an offer!

A freshly painted door adds a nice punch of color! Blooming plants in a bright pot also can be a good eye catching detail. Powerwashing is always a good idea too. Good luck!

It would also help if the picture was taken with the autos out of the driveway.  Unless it was a mercedes, of course.

It's funny how the least little thing makes some of the biggest changes.

You were right on the money with that one.  I like the fact that they drove around to better understand what you were wanting them to do.  It's fantasic when the client gets involved!

Nice color against all that white.  I am glad they took your advice.

a good tip when applying color like this is to use it three times - so adding pits with red geraniums would really help harmonize the color. It does make a huge difference all by it self but curb appeal is such a small window of opportunity for capturing interest you relly do have to pull out all the stops:)

Love the red door Margaret.  Also love Christine's comment on using 3's here.  I tell clients that the exterior of their home will show best when 3 paint colors are used.  The fascia and any window trim, (if there is any)  can be one color and the door another to add the pop and pizazz.  Looking forward to your after shots!

I recently consulted with a client who had an almost red kind of rust door that needed more coats of paint to look fresh. I suggested a deep red, but the painters I recommended told her Black is the new Red. Who knew? It turned out looking great.

This red door does look much better than plain vanilla. Hope they finish sprucing up the front entry. It makes a huge difference!

I, too, was recently told that Black is considered the newer look, Tessa. I guess that the Colonial we had back in Virginia was just ahead of its' time!

Margaret, keep working with these sellers so that they are able to get maximum curb appeal for their efforts!

You are right, now the door looks custom instead of builders grade. Can't wait to see the finished product, I know it will be awesome! (Ding-Dong, it's your stager, here to help!!)

The red door is fantastic.  How about adding a black urn planter with red flowers to the left of the door?  This would be the perfect accessory to the beautiful front door.  Great job.

Margaret, I'm a little behind on reading posts but I had to comment. White doors drive me crazy! Why do you think there are so many--because people are afraid to choose the wrong color? This is a perfect example of how a home stager can help the seller. The red door is a huge improvement!
