What does the selling of houses and shopping bags have to do with one another? Lots. If consumes have confidence in the economy and their jobs, they will go out and buy.  They will buy the sweater they don't really need but the color is lovely.  They will purchase a pair of shoes even though they own 8 pairs of black shoes already.  This pair just happens to have a buckle that is too cute to pass up.

Seeing a person with a shopping bags means they bought something and were not just looking.  Watch people in stores and they will go through a pile of sweaters, hold one up, check for size and price, and then drop it on top of the pile and leave.  The poor salesperson that needs to fold them back and stack them.  That same shopper will go to another store and do the same thing,. They might think they are shopping, but they are looking.  They are not window shopping but are really trying to buy but just cannot do it.  It might mean they lack the confidence to make the decision, they don't have the money, they are waiting for it to go on sale, or they believe they might see a better sweater in the future.

Young  house buyers are just like this person buying a sweater.  They go to many houses and look at them.  They think they are real buyers because they are doing more than looking on line or going to open houses, still, they shop and do not buy.  They don't buy for all the above reasons as why the person did not buy the sweater.  It seems that not until they see the house they had an interest in sell, do they understand loss. It is a brutal way to get into a serious mood to buy a house.  Many times that lost house just can't be duplicated.

The person that buyer gets angry at is their Realtor.  A Realtor walks a fine line between telling a buyer what they want to hear and what they need to hear.  If the truth be told, then the Realtor runs the risk of losing the buyer.  An agent works from the point of first contact with a buyer to establish trust.  That way when the buyer needs to hear the truth they will trust the agent and not get mad at them.
