Most agents when you walk into an open house will greet you at the door and hand you their card and a flyer.  Well they are missing a great opportunity to market their services to potential clients. 

How about giving them a "Guest Package" that includes:

  • Property flyer
  • Other properties for sale in the area
  • Neighborhood information
  • School information
  • Utility information
  • Community brochures
  • Sold comparables 

This information can be placed on the kitchen table to encourage your visitors to stop and talk to you about the area.  Each piece of information should have a label with your contact details so that potential clients know that you do not just know about listed properties you are a resource for the community as well. 

No time?  Then this task can easily be handled by your online Real Estate Assistant.  If you have taken the time to sit an open house in order to meet potential new clients then you need to take advantage and show them you are the area expert.

I think thats a great idea. I already have a book on the table with most of this material but I don't put the other houses for sale in the area because I tend to ask them questions to engage dialogue. I think I'll start putting the recent home sales and comparables in though. Thanks for the post.

I do think that it is a fabulous idea. Very professional. As a buyer, I would love it! But, if you want them to call you back, I think you have to be a little bit limited in the info you provide. If you give them too much, they may not have questions and may not call you. I guess you just have to be careful not to give too much info.

Melissa, yes you can give them too much information but half the battle at an open house is to engage them in conversation before they whizz out the door.  By having all this information on hand it is a great way to get them talking.  If you do not want to give them a copy of the information then you can always offer to email it to them.  That way you get their contact details.

Hi Sharon, really great points.  We had a home inspector visit one of our open houses and he gave US, an open house kit!  It was a box shaped and designed like a house filled with a tape measure, small flash light, small bottle of water, an apple, pen, writing pad and of course his business card., We thought that was a good idea as a hand out as well.

You are so right! People tend to hold on to a package vs card and flyer. When I have tried this in the past, I have a "last copy" of something of interest that I can send to them. Thanks for the list.

We call that an open house book, with all that information in them.  And yes, it does make a statement about you and your seriousness of trying to sell the property.

Sharon - These are great ideas for an open house, and really shouldn't take very much time at all.  It should leave a lasting impression on anyone who visits the open house, and will be much more informative than a typical oen house.

Thanks for taking the time to comment on my post.  Once you have the format it is easy to insert the information for the open house.  Buyers are more likely to hold onto an information pack rather than a flyer.
