Sorry, But Elvis Does Not Convey!

Yesterday, I held open a pretty house in Crestwood, the neighborhood where I live.  And while people oohed and aahed over the pretty house, the fabulous family room, and the screened in porch, there was one feature of this fine home that got lots of comments.  And that was this guy at the top of the stair well between the first and second floor!

So does he convey?

What?  Of course not!

But wait!  This is a super crappy market, and before I say that Elvis is not included as a "fixture" (he is, after all, attached to the wall)  perhaps I should check with the sellers.  If it takes Elvis to sell a home with a price point of a million and a half, maybe they'd throw him in!

No harm in asking, is there?

Pat - great sotyr. Coveyance is always an interesting topic - there was a high end home here recently where SOME of the koi in the pond conveyed, but not all. That may sound silly, but when you realize that some koi cost in excess of $1000 it becomes a bit issue.

I am not an Elvis fan - I know, I may be one of few - but I certainyl appreciate the value of this sort of iconic piece of work. You'll have to let us know...

Absolutely no harm in asking...in this day and age there is no telling what might push a buyer into saying "yes"

The picture may be worth a lot to a collector. It may be easier to sell it and give away the house for free to the buyer as long as you get your commission.

Wanda, I've loved Elvis since the day in grade school when the nuns made us take a pledge to not see Love Me Tender because they thought it was obscene!

Donna, judging from other stuff around the house, these guys are fans.  And they want to sell their house, so I think you are right!

Joan, it might depend on weather the artist is still alive!

Jeff, don't koi serve an important job in the area of earthquate prediction?  That would be pretty valuable in your part of the world.

Colleen, getting buyers to say yes is worth a lot these days.  Well, maybe I would throw in my Elvis bust to get my house sold.

Brian, when my house goes on the market, Elvis is going to go visit my mother so that issue does not even come up!
