GROWTH LEADER......Will We Write An Offer Today?

Today I am showing homes again to a young couple that I have been working with that found me through Growth Leader. They are ready to buy and they are very excited about one of the homes we are going to see. This weekend they drove by, walked around the yard, peeked in the windows.........they even talked to some of the neighbors. They love it already! We are all looking forward to seeing if the interior is as nice as the photos indicate.

Yet......wouldn't you know it? The listing agent just called me to tell me that they are already negotiating another offer on this home. (sigh) They don't have a contract yet, and it is now in the hands of the potential buyer to decide if they will accept the seller's terms.

This couple has already missed a couple of other homes that they thought they really wanted. She told me yesterday that she was really glad those didn't work out......they like this house so much more. I hope they aren't disappointed again!

Question - how does it work when you call for the follow up the first time? I'm using Market Leader, but haven't followed up with the calls...

Good luck Ann! What I have had to do here in So Cal is find Short Sales that have been on the market a long, long time and call the agent and ask how close they are to getting the short sale approved. If they have been assigned a negotiator then we write an offer because usually all of the previous offers have rescinded from waiting too long. Don't tell me So Cal competition.....O.K.

You are doing really well, it seems, charting your progress and results from Growth Leader. They still can't hook me up here because of IDX issues...so disappointing, but maybe you all will have this thing down pat by the time I can really begin to see it's influence for myself. Good luck with those buyers!

Hi Ann!!! I'm curious (and maybe this was not the point of your post) but... If there is no contract, can't you show the house and, if your clients like, make an offer? Isn't the listing agent required to present your offer if there is no contract? I'd think the sellers would love to hear a second offer if the one they are considering is not so good they've already signed it. Just curious.

Yes, they can and we are going to. Actually the other buyers have already countered and the sellers are anxious to hear from us. Hope to get with them to put offer together today.
