Just picked up a new listing... my neighbors house!

Just a question for you seasoned Realtors out there.  Would you take your next door neighbors listing?  Why or why not?  I can see it being weird if it's a very difficult transaction and then your new next door neighbors already don't like you before them move in... I can see it going smoothly and making some new friends... or God for bid if my wife represents the buyers and I represent the sellers and things went wrong.  Whew, that could be a nightmare!! 

What are your thoughts?  This neighbor is a friend obviously and we are going to help him buy a condo once we sell this house.  Thanks!

Of course it's great that you got the listing?  Who better to represent the seller?

You know the neighborhood better than anyone!!

And you don't need to go anywhere for showing appointments or open houses!

No and H...no, did that one time and the guy was at my house every night for the first week asking what ad I was running and why his home had not been shown yet.

After a month he calmed down but one night after working late I got home around 10 -10:30 got into the house, sat down and the door bell rang, it was him and my wife opened the door only to holler out that it was him.

She fired me the next day, not the owner but my wife. She told the seller that I could not work with him anymore.

I have done so, many times.  It has always been successful.  You are the best Realtor for them, so why not?  Set your boundaries, when you will call with feedback, make sure you call them before they call you and stay upbeat!  Hope that you priced it on the money.  I offer CMA's every two weeks, just to keep up with the changes in our area.

Jared & Amanda - I don't market to my own neighborhood, but if the neighbors came to me, I would list their home.  I take 'em where I can get 'em.

Definitely list it!  The buyers, if they find out you live next door, will know you know the neighborhood and probably know that you priced the house accordingly.  Make sure you have great comps to back up the price, and don't get stuck overpricing just because she is a friend!

Sure -- just set boundaries from the beginning and make sure they understand they can't come and ask you things about it at all odd hours.
