Anxious to sell real estate owners..who to blame for this delay in their life? Maybe the guy in the mirror?

Why the delay in getting the sold sign on the sign out front. Division of duties is the first stop to look under the real estate hood to see why the sale is delayed you had hoped for. For starters, you the owner of the real estate are in charge of the pricing that Joe Or Josephine Broker have to work with. They go out and hit the pavement running. They do the marketing but how is the place priced? Did you ignore the market, are you considering what it might have sold for three years ago? Make an adjustment to reflect the market but don't "off with his/her head" with your broker if their CMA (comparable market analysis) showed too high an expectation for the number of units like yours, competing with yours on the real estate super highway.

Next, did you tackle the little list of to do's that would enhance a sale? Or did you just keep it pinned under a refrigerator magnet..getting yellow with age/dust? Again, your professional full time broker is not the total source of what happens, when it happens on your real estate. You have a role in the operation.  There is a fluctuating market you are working in too. You both need to help conditions to be right to make "real estate hay" while the sun shines. Everything is lined up to work the way it is suppose to with proper pricing, marketing, timing.

     Now for the real estate broker, did he/she do all they promised at the listing around the kitchen table? Communicating with you, happy with their marketing effort or are they the second, third broker who has not sold the place? If the broker is not communicating, if you don't have trust, faith in them, why did you link up? Let them know your concerns. Get on board to be partners in this operation. Two major reason why real estate does not sell, in any market.

Lack of proper, constant, ferocious marketing. And ignoring the market value and placing a pie in a sky price tag that has no hope of selling. Do you "kinda, sorta" want to sell or are you ready to get the job done?

Help you real estate broker help you achieve the goal. Remember, he or she does not get paid until the place sells, and they want the same thing you do. A successful closing. Make sure you are "compatible" with the broker's approach, advice, strategy. Or keep looking before you settle in with the one that will get the job done.
