If anyone in Prince William County thinks this is still a "buyer's market" they might want to consider how many of these messages we see in the MRIS.

This home was priced at $205,000.  Now whether an appriasal will support the a price point up to $264,000 is a serious question but most likely the home will sell for more than the list price.

Over the weekend one of my listings priced at $425,000 received 8 offers in two days and another lower priced listing received 4.  This is a reality of the current lower inventory. 

As a buyer you need to be prepared for the bidding wars but also tread cautiously and remember not to give up your basic rights.

I'm jealous.  I wish my listings would sell that well.  Of course, I haven't (to date) found the magical powers of persuasion to convince my Seller clients to price low enough to get that kind of attention!

Brian-and I'm sure you saw the messages that talked about how WRONG it was to put the prices in the MLS.  Yikes I knew that was bad as soon as I read it.
