Everything is becoming automated nowadays and athough automation can streamline our work and save us time, I'm not sure it is always a good thing.  The showing company my office uses sends a request for feedback form via email to agents who show my listings.  The feedback form is pretty basic but can be customized.

 

Some of the questions on the feedback form are listed below:

 
1).   To what extent did the property meet the buyer's criteria?
 
2).   What was the buyer's opinion on the condition of the property?
 
3).   What was the buyer's opinion on the price of the property?
 
4).   What was the buyer's overall interest compared to other properties shown?
 
5).   Any additional comments about this showing are greatly appreciated.

 

 

 

Agents do not always answer all of the questions or fill out the additional comments section of the form; their feedback is often too vague and does not meet the seller's expectations.  Although it is more time consuming, speaking with the agent directly still seems to be best.  Depending on the agent's feedback, I can ask additional questions for clarification regarding price, condition, or the buyer's level of interest instead of only having the one word responses to go off of from the feedback form.

I love feedback requests by email and I enjoy getting just a blank comment space so that I can say what I want to convey without having to click through little sections. I will always answer these.  Good conversation starter. I'll be curious to see what others say.

Only a couple companies in my area have this feedback form and I think they are a great idea. Often times when I call agents that have shown my properties I have to leave messages and often do not get a call back. These feedback forms would probably generate more response since the agent can fill it out and send it right back when they have a moment then if further clarification is needed they can call them.

I like the email feedbacks whether I am showing buyers or representing the seller. When representing the seller, it is sometimes helpful to print our the replies all together and discuss them with the seller.

I seem to be the only one that uses them up in my area.  My Sellers LOVE them and it is a great listing tool.  The agents are getting better since I've explained that the Sellers will know who does and does not respond :0)  Makes a big difference in a small town of 5200 people!!

I use homefeedback.com to get showing feedback on my listings. I think it's great, but it's no substitute for a phone call when someone expresses interest in the house. I guess you could say I use it as a screening tool.

I get about 65% response to my emails. I was never able to get the kind kind of response when I was calling every broker. Homefeedback also compiles the responses and puts them in a bar graph that the seller an log in and view.

Hi there Patricia. Email surveys with like five questions are EASY to respond to in my opinion. I don't know why ALL agents don't respond other than they did not take their own notes along the way and they are LAZY. It is invaluable for agents to talk with one another. Some just are not professional. It is built into our Centralized Showing System software here in North Texas.

Gary - you nailed it [ don't take notes and are lazy] !!!  I had a deal blow apart a few years ago due to some bad credit issues.  When these people came back to me in the spring to begin looking again, they thought I was a genius with a photographic memory :0)

Nancy - I agree, it is much easier to respond this way instead of taking phone calls.  Also, it gives you a chance to look up the home on the MLS if you forgot what it looks like.

Kalika- I think more and more companies will begin to use feedback forms!

Maria- If the seller can view the feedback and all of the agents say the home is overpriced, they may be more willing to drop their price.

Susan- It is definitely a great listing tool and I always call the agents for feedback that do not respond to the form

Rich- I have had the same experience where agents do not call back and calling them multiple times can be time consuming.

Gary- I agree!  Agents need to realize how important it is to give valuable feedback just as they would expect for their own listings.

Patricia, Personally I take notes as I show homes.  I really don't care for the forms that have all the questions as it is just too time consuming but I do always write a comment.  If there is something that stood out I let them know and if there's something that needs some work I try to provide constructive feedback.  I think the best feedback you can get however is an offer.
