Albuquerque Mesa Del Sol Homes Starting in 2008, with emphasis on green!

Albuquerque's unique new real estate development, Mesa Del Sol, expects to offer homes in its first residential neighborhood beginning in the summer of 2008, with the first new residents moving into homes emphasizing green and sustainable features, by fall, 2008.

Mesa del Sol is a new kind of real estate model, different from anything Albuquerque has seen in the past. Expecting ultimately to include over 37,000 homes, the developers of Mesa del Sol plan to take to the idea of "mixed use" to a higher level, blending residential with retail, commercial and open space uses. They plan a mixture within each of these elements, so that residential design at Mesa del Sol will feature an unusually large variety of home and architetrual styles.

Residential plans include rear loading alleys, porches, and interconnected open spaces to make the neighborhoods pedestrain and commuter-friendly, and to emphasize the importance of sustainability. Numerous green, sustainable, and eco-friendly ideas are expected to be incorporated.

Single family homes, townhouses, condos, and apartments will be included, and plans also feature community centers, schools, parks and access to jobs. The goal is to build, not just a group of homes, but a community.

The year 2008 should see completion of the first 300 or so homes, with 400-500 planned for the succeeding year. Home sizes will vary widely, from 900 square feet to over 4000 square feet, with prices starting around $150,000 and going to more than $600,000. Energy and water efficiency are considered important, and landscaping will emphasize native plants and water harvesting. Some homes are expected to feature either active or passive solar heating and even water harvesting cistern systems!

The concepts behind Mesa del Sol do seem intriguing. I like the idea of clustering homes with small shops, schools, offices, etc., to try to create a pedestrian-friendly, easy-commute community.

Sounds like a great community development. What I am hearing is more about community spaces and smaller lot sizes. Are they incorporating some of these ideas at Mesa Del Sol? From your description of interconnected open spaces, it sounds like it. Congrats for the developers in Albequeque for their vision. (I could never live there, I'd have a hard time spelling that!) 

Laura, start shopping now for builders who are true to LEED and energy star and stay away from green washing and you will go far!

Will realtorsw tell the buyers that their property is located a mile away from Sandia Laboratories Mixed Waste Landfill with hundreds of thousands of kilos of radioactive and hazardous waste including plutonium leaking into the groundwater that Mesa del Sol will be using for groundwater supply wells?  Lack of disclosure on this matter would seem to be a violation of the realtor code of ethics.

Gee, it sounds like progress again takes over the health of families.  I remember going to the landfill in that area and no restrictions on what could be dumped there.  Good luck, too all of you who are not concerned about landfills and their contaminations.  Green seems the last of these people concerns.  Take another look at what you are doing all for the sake of money$$$.

Patricia, I hadn't ever heard that there used to be a landfill there...

Joe, I'm going to look up about the Sandia Labs stuff. Hadn't heard that either. I suspect lots of other folks haven't either. Our BOard hasn't been mentioning anything about Mesa Del Sol being built on landfills, either.

That's scary; sounds like a "Love Canal" kind of situation. I'd love to write a blog post about that. Any idea where I could get some facts and figures on it?

My husband and I are retired and are interested in Mesa Del Sole houses around 1600 sqf single fam.. We would pay cash don't like motgages any more between 160 and 170 thousand is that possible? we used to live in The Villages Florida and your project sounds like something very similar which would be great.  When are your first models available for a visit? my email renreowcastle@yahoo.com.

This sounds so wonderful.  I am seriously considering moving to Alburquerque, but I have a lot of convincing to do -- my husbands loves the east coast!  Keep us posted on this development; it sounds great!

Thanks, Jenette. Yes, it does! We're still waiting at this point for the first homes here. A number of businesses have already moved into Mesa del Sol.
