Buying a cottage or recreational property in the Belleville Real Estate market can be just as stressful as any other property. Being able to find the right property requires planning, education and a good Real Estate Professional. Knowing what you want before looking is critical to the whole process. Below are 10 tips to help with your cottage buying experience:

  1. Clearly outline what your cottage needs are. Do you need a cottage that has been winterized for year round use or just seasonal? Do you need waterfront? Will you entertain and therefore need spare bedrooms for guests?
  2. Before you buy you should take a vacation in the area to get a feel of the region and whether it suits your needs.
  3. Find out how close the cottage is to hospitals, stores and other services.
  4. Work with a REALTOR® who knows the area well and can assist you with your search.
  5. Once you find the property hire a professional home inspector to determine any deficiencies in the cottage that may impact value as well as personal enjoyment. It will be money very well spent.
  6. If you wish to do improvements on the cottage or build an addition, check with the local municipal office to ensure that this can be done.
  7. Determine that the property you are interested in will provide the necessary amenities that you desire.
  8. Time of year has an impact on price. Fall is a better time to purchase a cottage in regards to price but spring and summer will enable you to view the shoreline better.
  9. Become familiar with the unique characteristics of a cottage property. Familiarize yourself with wells and rural sewage systems.
  10. Determine whether there are additional charges (beyond property taxes) that may be required for road clearing and grading to name just one.

Is a cottage like a cabin would be here? It sounds like it, but I really don't know the definition.

Wayne - I sell a lot of vacation properties here too. All our buyers want to buy a cabin. This could range from 500 to 5000 square feet. Some are log homes, others very dated 1970s A frames. What is the typical cottage buyer looking for? Do they ever complain that a house doesn't feel "cottagy" enough?
