I like to keep things simple so I created a chart that shows a lot but is very basic:

Charlottesville Real Estate stats

These are sales from Albemarle County (Charlottesville Real Estate) going back to Janurary of 2004.

Now there are a couple of important points.

1. Note the yearly swings (our market starts at the end of winder and we tend to peak in the summer months).

2. Note since 2005, the peaks (total sales) have been decreasing... If you draw a trend line it makes since...

Simple Fact is that sales have slowed greatly and we are not seeing a break of the trend... yet....

Great chart it shows just what the market is doing. Our market is similar with our peaks in the summer months also.

Great chart - a lot easier to read and understand than the one in the DP newspaper and your's shows the depth/decline in the # of area sales.
