Feedback From Potential Buyers

Today my assistant and I experienced a first.  A prospect actually called back and said she had ruled out our listing and wanted to give us some feedback.  Most often, when you get a sign call and show a property if they say "I will call you", it means they probably won't.  

But, this one did.  She gave us a short list of the things about the home that didn't appeal to her.    We love getting feedback to pass along to our sellers, but most people don't want to be honest enough to actually tell us.  Believe me we want to know.  If enough people are being deterred by the same thing, perhaps we should do something about it. 

There are things we can change and things we can't.    We can't change the location of the stairs, for example, but we can fix the stairs if they are not deemed safe. 

We can't change the location of a wall but we can change the paint color if it's a big distraction to people.

So, all you consumers out there... we want you to be honest with us.    Not everyone has the same tastes, but if we can do something to make the house more appealing to you, let us know.

Being brutally honest in my feedback is usually what the listing agents and sellers like, however I am sure there may be times when the honesty will sting too much and I will get yelled at, but not so far...

In our area the market is quite slow, and I am amazed at the amount of sellers who will hesitate and even DISAGREE with letting me show their home!

Some will say it's not a good day, or could you come back next week or just plain, we are too busy....Then I take my buyer to someone else's house and sometimes they will make an offer on that other home.

Barbara:  I wouldn't recommend "brutally" honest.  Have you read this post about the feedback lawsuit?

Good honest feedback, however brutal it is, helps us all.  If there is a problem we certainly want to know about it.  If we can fix it we will.

People have been sued for everything imaginable, what's new? I am sure there was more to it. If we never said anything then we'd be sued for that too.
