Nice post. I do quite the same and draw a large "L" and put to arches within the "L" to create a crude graph. The comments are always "what is that"? I tell them that one arch are listings "In the market", one are listings "On the market" and the latter are listings "Out of the market". The only homes that are selling are the homes "In the market". We will know in 2 weeks what market we are in and will need to make a move then, if necessary.
It's the same concept but put in a visual format. I have had better experience drawing the chart freehand than making a beautiful graph. I don't know why it works better, but it does.
