Many buyers do not realize it is a good idea to have a third party home inspector when building or purchasing new construction.  Builders tend to have their own inspectors; in addition there are city and county inspections that normally inspect the home.  After all these inspections, that does not mean there are no construction problems.  In fact, there usually are construction errors. When building a new home, recommend you have a third party home inspector perform a phase inspection.  A phase inspection should occur at the end of 3 to 6 different phases of construction.  Recommend you do at least a 3-phase inspection, which are: inspection prior to pouring the cement slab or foundation, prior to dry wall, and prior to accepting and closing on the home.  Additional phases would be added depending the site and type of home being built.  The other situation, involves buying a new home after construction is completed, then have a third party inspector inspect the home prior to accepting and closing.  Usually, builders are cooperative in working with third party home inspectors while some will demonstrate less cooperation. If builder is less cooperative, then you need to be more proactive in getting the job completed.   During these inspections, the inspector should verify the slab or foundation has be properly poured, plumbing, electrical, installation and roof meet structural codes.
