Being in the new "buyers market" that we are in, I have heard some interesting stories from agents that I work with. There are "potential buyers" that go out into the marketplace and shop for homes, with no intentions of really purchasing a home, kind of like "window shoppers." In fact, some of them even know that they would never qualify to purchase a home! Some homebuyers will even go so far as to make offers, request quick escrows and so on, as if they get some sort of psychological enjoyment out of it. WOW! Unfortunately, home sellers are more likely to put up with such activities, because buyers are harder to find. The potential buyers get their kicks on watching everyone scramble around for them, as if they feel that they are being treated the way they should be in the "real world!" Has anyone else seen such activities?

I won't personally take these type of 'buyers?' around but I wonder how many of the agents showing my listings may be.

Yes, Scott.  That actually happens.  I've had calls from Realtors AFTER they opened escrow explaining that the buyers' previous mortgage company was "ripping them off".

The "too busy to come into the office" buyers "shopped" for a loan and cancelled the escrow after finding out that they couldn't affors the payment.

I used to have a "freind" that would do that...he just wanted to go and feel important to someone he didn't know...a real time waster to the agent...

but he usually did this in parade of homes...so an agent would not waste the time to try to get him as a client....

I don't take out clients that don't have a pre-qual letter in hand, preferably from the lender I recommend.

Yet another reason to have a good pre-approval letter before taking anyone out to look at property.
