Still not convinced staging can help you to properly prepare your home for sale? Take a look at the pictures below of a home staging we did in Gladwyne Pennsylvania this week. If this does not convince you to stage your home I do not know what will! Staging can transform even the most "lived" in home into a showplace that appeals to the most potential buyers. Take this bachelor pad for example and consider what we are selling- how someone lives in their home or how buyers want to envision living in a home. Just looking at these pics makes me exhausted but amazed at what can be done in one day. I am also proud of the home seller for realizing that he needed to invest in staging to market his home. Pictures may be worth a thousand words but staging is worth thousands more for home!

Wow Kate this appears to be a many room project.  It also looks to be occupied?  Did the residents rent additional furnishings or ???  You certainly added those special touches that make you a true professional.  Is that a Mirror Mate frame that I spied?

Congratulations on a great job!  I don't think anyone questions the value of staging, but unfortunately not all sellers are in a position to do it - either financially or because they're absentee owners with renters occupying the property.

Hi Ginger,

It was a HUGE project- over 15 rooms and outside too. I met with them a month or so ago and gave them a plan of what needed to be done. They replaced light fixtures, made repairs and repainted- the family room used to be marroon.

They had furniture in some rooms, in some rooms they did not and then needed artwork, accessories and bedding to tie it all together. It was a lot more challenging for me than a typical vacant where I could design the space from scratch. I needed to bring in items that matched their current decor and make it blend seamlessly. I had 2 movers and an assistant there all day! I am grateful for such a great team. And yes those were Mirror Mate Frames- we used three of them to enhance the builder's grade baths.

That is not an unusual question. The problem is as you can see home staging takes a lot of planning and physical labor- not to mention the cost of the inventory that we have to bring in. If a home seller decided not to sell their home then we would not be compensated for all this. I have considered taking a percent of the listing at settlement but to be honest I do not want to take anything from the Realtors. You work hard too! If the home seller wants more equity out of their home then they need to be willing to invest in staging up front to get the results they want.

What a difference the staging makes. It is worth the seller to invest the money upfront to make more money in the end and accomplish a SALE.

Kate -- the "Befores" look like a bachelor pad all right -- I've seen many like that here in my area too.  Great transformation -- I like the new mirrors where there weren't any before, and the newly-framed ones too. The dining room shot is terrific -- and all the bedrooms now look "guest ready."

Hi all thanks for your kind comments. It was a great project- the part that made it even better was that the clients were so willing to listen to my recommendations. The pictures do not tell all the story- it looks like we just added a few this to bare bedrooms but you do not see the removing and decluttering that we had to do too!

I now need to learn how to edit my photos- they look so dark! I just got a picnik account and need to add it to my to do list.

You were one busy-little-bee, woman! WOW! These are amazing before and afters - but I have to say that I giggle  a little when I saw that they have surround sound speakers in the master bedroom. Things that make you go "hmmm"

Those are great photos! Sometimes I find it's more about the accessories, for example in the office. I certainly feel like it's a place I would like to spend time in.

I love the 2nd shots of the 1st bedroom.   The room looks twice as big.

The mirror frames are great.   This time I watch the instalation video and was amazed at how easy it was.

Kate this is the most challenging type of staging - working with the sellers own furniture and pulling it all together for a unified cohesive look. MUCH harder than vacants. Great job!!
